We are seeking a highly motivated Investment Controller to join our dynamic team in Amsterdam. As an integral part of the Finance team, you will provide crucial financial and tax expertise to our Asset, Transaction, and Portfolio Management teams, supporting the execution of our strategy and driving investment growth. You will collaborate closely with tax advisors, legal professionals, and reporting teams. This role requires a strong understanding of real estate investment and a proactive approach to financial analysis and reporting.

Reporting to: Head of Financial Operations EMEA

Your main tasks and responsibilities:
  • Responsible for monitoring timely and accurate controlling and reporting activities from third parties, conducting and documenting moderate to complex financial analysis on the Dutch Real Estate portfolio, such as NOI and IRR.
  • Lead and support the transaction process (Acquisitions/Disposals) for real estate properties (asset deals) and real estate companies (share deals), including financial and tax due diligence. Develop and maintain financial step plans to ensure funding and monitor post-closing activities.
  • Actively contributes to deal structuring and financial structuring, including internal and external loans, in collaboration with the transaction team.
  • Support the Fund CFOs and EMEA Treasury Team in preparing and negotiating loan agreements with external lenders and monitoring covenants.
  • Ensure tax compliance of investment structures in collaboration with EMEA Tax and external advisors, including CIT, interest deductibility, and tax loss carryforwards, adhering to Dutch tax regulations.
  • Assist Asset Management with asset budgeting and forecasting procedures and be first point of contact in case of finance and tax related matters
  • Monitor cash flow and provide recommendations for up- and downstreams/distributions.
  • Assist in the coordination of the preparation of the Statutory Annual Accounts and Yearly Tax Declarations.
  • Supervise the administration of the Corporate File by third parties

What you bring to the table:
  • University Master’s degree or Bachelor's degree in Finance, Accounting, Real Estate, or a related field; or equivalent combination of education and experience.
  • Minimum 3 years of experience in a similar position, ideally within a real estate (or investment management) setting and proven exposure to the Dutch real estate market.
  • Experience working in an international environment.
  • Fluency in Dutch and English (written and spoken) is required.
  • Solid knowledge of Dutch GAAP and IFRS accounting standards, as well as a working knowledge of Dutch taxation.
  • Strong analytical and quantitative skills.
  • Advanced skills in Excel and PowerPoint. Ability to learn and operate industry-specific databases and software.
  • Strong problem-solving and organizational skills. Ability to multi-task, work in cross-functional teams, perform under short time frames, perform efficient resource planning, establish and maintain internal and external professional relationships, and prioritize workload.
