Role and Responsibilities:
To ensure the smooth operations of the utilities under the guidance of Property manager and client and ensure below tasks should be completed on Daily/Weekly/Monthly and reporting to the concerned CBRE/ RMBP authority
1. Implementation of SOP’s strictly at ground and ensure highest safety to the staff and property
2. Coordinating with the O & M Service Providers / AMC Vendors for routine preventive maintenance
3. Initiating remedial action in coordination with O & M Service Providers / AMC Vendors in case of any breakdowns.
4. Follow-up with O & M Service Providers / AMC Vendors for breakdown reports.
5. Carrying out patrol inspection of service area equipment’s for any abnormalities & taking corrective action through respective Service Providers, as & when required.
6. Issuing and supervise the PPM schedules, work permits & check list to O & M Service Providers for execution
7. Checking PPM schedule carried out by Service Providers.
8. Randomly audit the PPM activities carried out by Service Providers.
9. Preparing Daily operations report and submission
10. Water management
11. Civil works support as and when required
12. HVAC breakdown and PPM work follow up
13. Supervision of DGSET operation and maintenance
14. Supervision of HSD storage, loading / unloading/ top up and maintenance
15. Make routine site walk around and check all the check list are up to date and observe snags and track it for rectification
16. Supervise the Helpdesk compliant execution and support technician if required and escalate to PM for any support required for rectification
