PURPOSE OF THE JOB:
To ensure environmental and water system conditions are maintained at all times on the BMS system with regard to critical building systems.  To identify, investigate/rectify where possible.  
To assist in reactive breakdown relative to critical alarms across the campus.

Engineers must be able to demonstrate relevant knowledge of Building services and associated systems, able to deal with problems by using analytical skills data as well as day to day on ‘foot’ fault finding. 


MAIN DUTIES AND RESPONSIBILITIES:

To deliver the following:

  • Ensure that plant faults and defects are swiftly remedied to maintain plant in serviceable order at all times.
  • Provide analysis from BMS data to identify failing plant but also to prevent breakdowns
  • Coordination of works with days/shift teams during routine maintenance
  • Monitor the BMS system and identify critical alarms that would impact the operation of the site and react accordingly within KPI’s and coordinate with the Operations team
  • Ensure that all escalations are completed regarding reactive and breakdown works and recorded within CMMS system and that it is passed to appropriate team.
  • Monitor and escalate to BMS SME/Lead where plant has failed or in the event of critical alarms ,
  • Provide support to resolve issues with Microsoft SQL, all BMS database are SQL based.
  • Provide support for Microsoft windows Server quarterly patching to ensure BMS database is in sync after patch is applied
  • Support to create Dashboard or Webpages for creating Energy performance digital webpages.
  • Coordination of works with stores as appropriate to coordinate BMS/Alarm related works orders
  • Support BMS technicians within there duties by providing Method Statements and Risk Assessments that are required for field or EBI tasks.
  • Provide innovative solutions for problem solving within plant or by BMS upgrades.
  • To develop a good working relationship with all members of CBRE staff, subcontractors and the client representatives.
  • Ensure the provision of a Safe and Healthy working environment. To include the wearing of uniform and PPE at all times.
  • Ensure the professional image of CBRE is presented to clients at all times
  • Ensure up to date operational reports are kept up to date at all times
  • To arrange and provide holiday and sickness cover at short notice and be flexible in their working patterns.
  • To undertake lone working when and where required, subject to passing satisfactory training.
  • Ensure assigned tasks are actioned and completed as appropriate.
  • To ensure tasks as directed are completed with the appropriate H&S awareness/implementation.
  • Ensure an awareness and compliance to the contractual KPI's/SLA's.
  • To operate a Permit to Work System in accordance with CBRE Quality, Health & Safety procedures and client requirements (or approved client system).
  • Any other task as directed by the account management team.

PERSON SPECIFICATION:
  • Post Graduate or HND level within Engineering Discipline desirable. 
  • Formally trained in electrical/ BMS Knowledge.
  • Recognised Health and Safety Qualification, such as IOSH
  • Some Experience of BMS systems /Data analytics 
  • Knowledge of building services systems, diagnostic and repair procedures.
  • Software skills, MS SQL, BMS design basics.
