About the Role:
As a CBRE Senior Building Operator, you will be responsible for maintaining small to medium-sized buildings, building systems, and equipment. This job is part of the Engineering and Technical Services job function. They are responsible for providing support, preventive maintenance, and repairs on equipment and systems.
What You’ll Do:
- Fosters a culture of continuous improvement (maintaining quality and safety requirements); and customer service excellence within service delivery team.
- Works closely with/manages Operating Engineers and General Maintainers on day-to-day deliverables.
- Provides training, coaching, and mentoring to employees in safe practices/procedures.
- Self-performs/administers through staff: maintenance and operations including but not limited to preventative/corrective/demand maintenance; inspections/tours of equipment, systems, and areas; and task/work plan documentation including CMMS
- Responds to emergency calls when directed.
- Familiar with all aspects of plant/building operations including HVAC, mechanical, electrical, plumbing, and ensures systems operated safely/efficiently.
- Conducts inspections on mechanical, electrical and HVAC systems and related equipment including water treatment, boilers, heat pumps, roof top units, air conditions, etc., as per work plan and completes appropriate record logs.
- Takes readings/reviews major equipment readings either directly or through Building Automation System (BAS) including mechanical, electrical and HVAC systems and related equipment.
- Supervises/carries out preventative maintenance tasks as prescribed on equipment/systems.
- Completes repairs/maintenance as required including belts, pulleys, filters, etc.
- Responds to client/tenant concerns in a timely manner and applies engineering principles/problem solving techniques to evaluate/resolve operating issues as required.
- Ensures work/equipment areas are maintained in a clean/safe/professional manner.
- Coordinates and schedules equipment maintenance/repair/replacement with appropriate subcontractor.
- Recommends equipment upgrades to improve reliability/efficiency.
- Ensures job functions are performed safely/healthy, abiding by and in accordance with applicable Health, Safety and Environmental company policies and government legislation/ regulations.
- Demonstrates ongoing, continuous learning; maintains knowledge of current trends/technological advancements in field, including up to date knowledge of bylaws, codes, regulations, and standards.
- In collaboration with the next level of management, defines skill and competency gap and creates/implements personal/career development plans.
- Perform other duties as assigned.
What you’ll need
- BES I Certificate; or 4th class Operating Engineer; or provincial trades certification of qualification
- Minimum 7 years of experience in the operation and maintenance of facilities
- Proven computer skills (i.e., Microsoft Office – Excel, Word, Outlook)
- Working knowledge of Computerized Maintenance Management System (CMMS) and Building Automation System (BAS)
- Ability to read and understand drawings and schematics
- Ability to communicate effectively in English (oral and written)
- Ability to work in a team environment
