About the Role :

As a CBRE BMS Data Engineer, you will support the effective operation of building systems by leveraging BMS data, analytics, and insights to improve asset reliability, energy performance, and predictive maintenance.
This role bridges traditional facilities engineering and data-driven building operations, working closely with Facilities Managers, Operations teams, and service vendors to identify issues early, reduce downtime, and optimize building performance.

What You’ll Do : 

BMS Monitoring & Analysis

  • Monitor and interpret data from Building Management Systems (BMS) (e.g. HVAC, chillers, AHUs, pumps, energy meters, alarms).
  • Identify abnormal trends, performance degradation, and recurring faults using historical and real-time data.
  • Investigate system alarms and performance deviations, translating data insights into actionable recommendations.

Predictive & Preventive Maintenance

  • Support predictive maintenance initiatives by identifying early warning signs of equipment failure.
  • Analyze run hours, temperature, pressure, vibration, energy consumption, and alarm patterns to predict potential issues.
  • Collaborate with maintenance teams to convert insights into planned maintenance actions.
  • Help move maintenance practices from reactive to condition-based and predictive.

Data Analysis & Reporting

  • Extract, clean, and analyze data from BMS, CMMS, IoT platforms, or energy management systems.
  • Develop dashboards, trend reports, and performance summaries for Facilities and Management teams.
  • Track KPIs such as:
    • Equipment uptime and reliability
    • Energy consumption and efficiency
    • Maintenance effectiveness
  • Alarm frequency and response times
  • Recommend to Ops team on analyzed data to support decision making.

Operational Support & Optimization

  • Support Facilities Managers in troubleshooting building system issues using data-driven insights.
  • Identify opportunities for:
    • Energy optimization
    • System tuning
    • Operational improvements
  • Work with vendors and service partners to validate findings and corrective actions.

Stakeholder Collaboration

  • Act as a technical liaison between facilities operations, vendors, and digital/IT teams.
  • Translate complex technical data into clear, non-technical insights for stakeholders.
  • Support commissioning, retro-commissioning, and continuous commissioning activities.

What You'll Need : 

  • Diploma or Degree in Mechanical Engineering, Electrical Engineering, Building Services, Facilities Management, or related field.
  • Practical understanding of BMS systems (e.g. Siemens, Schneider, Honeywell, Johnson Controls, Tridium, or similar).
  • Solid knowledge of HVAC systems and building services.
  • Experience working in facilities management, building operations, or engineering support roles.
  • Strong ability to read, interpret, and analyze operational data.
  • Comfortable working with: 
    • Trends, graphs, and dashboards
    • Excel (advanced formulas, pivot tables)
    • Basic data visualization tools (e.g. Power BI, Tableau, or BMS-native tools)
  • Logical and structured approach to problem-solving using data.
  • Curious, analytical mindset with attention to detail.
  • Ability to communicate findings clearly to non-technical stakeholders.
  • Proactive and improvement-focused.
  • Comfortable working across operations, engineering, and vendor teams.
