About the Role:
As a CBRE SPQREA-Healthcare Associate, you will be responsible for developing business, marketing commercial real estate properties, and negotiating the leasing terms, purchase, or sale of an asset on behalf of clients. You will support a senior brokerage team focused on outpatient medical and healthcare tenant advisory assignments.
This job is part of the Brokerage job function. This role is designed as a developmental producer position, providing exposure to tenant strategy, healthcare real estate fundamentals, and transaction execution, with a defined path toward full brokerage responsibilities.
What You’ll Do:
* Secure new and expanded business opportunities through prospecting, networking, relationship building, and selling additional services to the current client base, including but not limited to physician groups, health systems and outpatient service providers.
*Assist senior brokers with pitch materials, client pursuit preparation and proposal coordination. Participate in client meetings and strategy sessions. Develop working knowledge of healthcare tenant needs, regulatory and operational constraints and medical build-out considerations.
* Provide clients with pertinent information on leasing availability, current market conditions, and property values.
* Accompany prospective clients to property sites to discuss features, leasing rates, and terms.
* Assemble property data for such as tenant surveys, summary reports, maps, etc
* Prepare RFPs and review responses. Evaluate data and prepare specialized reports on average asking rents, tenants in the market, historical data, and market comparisons.
* Gather and coordinate materials necessary for transactions such as listing agreements, commission agreements, leases, and sales agreements. Prepare offers, term sheets, and lease amendments.
* Assist attorneys in preparing real estate contracts. Participate in negotiations and due diligence.
* Have some knowledge of standard principles with limited practical experience in applying them.
*Collaborate with Landlord representation teams, capital markets, project management and healthcare advisory groups. Support cross-platform CBRE initiatives related to healthcare.
*Track healthcare leasing activity, rent trends and availability.
*Maintain tenant pipelines and renewal calendars
*Assist with healthcare specific research, including MOB inventory, health system expansion patters and specialty-driven space requirements
* Lead by example and model behaviors that are consistent with CBRE RISE values.

* Work within standardized procedures and practices to achieve objectives and meet deadlines.
* Exchange straightforward information, ask questions, and check for understanding.

- Bachelor's Degree preferred with up to 3 years of relevant experience. Real Estate License is required.
- Ability to use existing procedures to solve standard problems.
- Experience with analyzing information and standard practices to make judgments.
- In-depth knowledge of Microsoft Office products. Examples include Word, Excel, Outlook, etc.
- Organizational skills with a strong inquisitive mindset.
- Intermediate math skills. Ability to calculate difficult figures such as percentages, fractions, and other financial-related calculations.

The SPQREA - Associate role is a commission-based role. CBRE carefully considers multiple factors to determine the best commission plan, including a candidate’s education, training, and experience.
