The Opportunity:

We’re offering a rare and flexible opportunity for an experienced Property Manager ready to step up seeking a new challenge within a premium Auckland CBD portfolio.

You’ll play a pivotal role across landmark commercial CBD assets, overseeing operational performance, financial outcomes, and tenant satisfaction. You’ll contribute to the strategic direction of this growing portfolio—all while supported by a high performing and collaborative team.
  • Manage the operational, financial, and strategic performance of a CBD asset portfolio
  • Build strong tenant relationships and resolve escalations with confidence
  • Prepare and manage budgets, forecasts, monthly reporting, and annual business plans
  • Ensure lease compliance, uphold policies and procedures, and champion best practice
  • Act as a trusted representative for property owners, delivering clear and accurate reporting
  • Support emergency planning, CAM/expense reviews, and legal notices (Senior PM level)
  • Lead and develop a small team, providing guidance, coaching and day to day oversight

You’ll bring:
  • Proven experience in commercial, industrial or retail property management
  • Strength in lease administration, negotiation, and tenant engagement
  • Financial acumen across budgets, forecasts, and reporting
  • Excellent organisational and stakeholder communication skills
  • Competency in Microsoft Office, particularly Excel and Outlook
  • A property‑related qualification (advantageous
