About the Role
The Program Manager will support a leading technical client on‑site in Redmond, WA, overseeing asset management, preventive maintenance programs, and CMMS accuracy. You’ll manage asset records, coordinate with site teams and vendors, and ensure maintenance activities are accurately scheduled and documented. This role also partners closely with the client’s development teams to improve CMMS functionality and support broader asset‑management initiatives. The ideal candidate brings strong analytical skills, familiarity with mechanical building systems, and a proactive, collaborative approach to daily operations.
What You’ll Do
- Build and maintain asset records within the CMMS, including creation of Preventive Maintenance work orders and ongoing data accuracy.
- Field questions from site teams and vendors regarding asset records, maintenance requirements, and scheduling; modify, add, or delete asset data as needed.
- Apply solid understanding of facilities and mechanical systems such as chillers, AHUs, and cooling towers.
- Support critical initiatives and asset‑management roadmap activities to advance program maturity and operational efficiency.
- Lead lifecycle forecasting and project planning to ensure long‑term asset reliability and budget alignment.
- Partner with client development teams on CMMS enhancements, including improvements to the asset module and workflow optimization.
- Coordinate cross-functional projects or programs from end to end using a formal process.
- Ensure that all functions remain on schedule and any issues get raised and resolved so that the program gets completed on time.
- Work with core teams to develop solutions and guide project teams throughout delivery.
- Build and distribute routine PMO reports, which include status reports and updated Gantt charts.
- Conduct financial or business evaluations.
- Research, respond and resolve accounting issues and requests. Recognize potential issues so corrective action can intercept and minimize issues.
- Use aggregate data from multiple sources to generate reports.
- Review the accuracy of information provided and respond to requests from management and vendors.
What You’ll Need
- Bachelor's Degree preferred with 5-8 years of relevant experience. In lieu of a degree, a combination of experience and education will be considered. PgMP or PMP certifications preferred.
- Experience in the areas of staffing, selection, training, development, coaching, mentoring, measuring, appraising, and rewarding performance and retention is preferred.
- Ability to exercise judgment based on the analysis of multiple sources of information.
- Willingness to take a new perspective on existing solutions.
- In-depth knowledge of Microsoft Office products. Examples include Word, Excel, Outlook, etc.
- Organizational skills with an inquisitive mentality.
- Sophisticated math skills. Ability to calculate figures such as percentages, fractions, and other financial-related calculations.

| CBRE carefully considers multiple factors to determine compensation, including a candidate’s education, training, and experience. The minimum salary for the Program Manager position is $110,000 annually and the maximum salary for the Program Manager position is $130,000 annually. The compensation that is offered to a successful candidate will depend on the candidate’s skills, qualifications, and experience. Successful candidates will also be eligible for a discretionary bonus based on CBRE’s applicable benefit program.
