About the Role:

The Portfolio Director / MENAT Account Lead is a senior leadership position based in Dubai, responsible for the success of CBRE’s partnership with a global financial services client across the Middle East, North Africa, and Türkiye (MENAT) region. The role covers the client’s leasehold and freehold portfolio spanning 9 markets: Algeria, Bahrain, Egypt, Kuwait, Oman, Qatar, Saudi Arabia, Türkiye, and UAE.

This is a dual-mandate role. You will serve as the single point of contact for the client’s regional senior stakeholders within the client corporate real estate function, and you will simultaneously lead a team of 5 Portfolio Managers (based in Dubai and Cairo) delivering end-to-end portfolio management services. You are accountable for all CBRE activities and outcomes in the region — from transaction execution to governance, compliance, and strategic alignment.

This is a Player/Mentor role — you will be hands-on in driving complex transactions while coaching and developing your team to deliver at the highest standard. The ideal candidate combines deep transactional expertise with the leadership maturity to elevate those around them.

You will report directly to the Regional Account Lead for ASP & MENAT (Hong Kong) and indirectly to the Global Account Lead (London).


What You’ll Do:

Account Leadership & Client Partnership

  • Act as the primary regional relationship owner with the client’s senior stakeholders, serving as a second-level escalation point after Portfolio Managers.
  • Understand the client’s business drivers and translate them into real estate strategies and solutions.
  • Lead annual account reviews and present performance insights, strategic recommendations to the client.
  • Ensure full compliance with the Global MSA and all contractual reporting requirements.
  • Own regional governance, performance tracking, stakeholder engagement, and strategic alignment with the global account team.

Portfolio Strategy & Transaction Management

  • Develop and implement portfolio strategies aligned with the client’s goals, including portfolio optimisation, cost reduction, and risk mitigation.
  • Prepare, recommend, and execute portfolio-wide transaction strategies — acquisitions, disposals, lease renewals, and lease amendments.
  • Ensure disciplined transaction lifecycle management: project initiation, scope definition, prioritisation, and adherence to client-driven milestones.
  • Manage critical dates and ensure all lease obligations are met across the MENAT portfolio.
  • Where required, engage and oversee third-party brokers in accordance with Global MSA terms and conditions.

Financial Management & Reporting

  • Oversee account financials including budgeting, forecasting, and P&L management for the MENAT region.
  • Manage the OPEX budget related to the client’s portfolio (rents, government rates, service charges, etc.).
  • Review, analyse, and interpret financial templates to enable informed client decision-making.
  • Deliver regular reporting and data-driven insights to support the client’s strategic priorities.

Team Leadership & Development

  • Lead, mentor, and manage the performance of a team of 5 Portfolio Managers.
  • Provide guidance and coaching to develop team capability and ensure consistent delivery standards.
  • Design and implement training programmes and continuous improvement initiatives across the account team.

Operational Excellence & Innovation

  • Drive innovation and continuous improvement across all service lines in the region.
  • Manage, review, and abstract contractual terms from property documentation; ensure all property records and tracking tools are accurate and current.
  • Optimise operational processes for maximum efficiency within the account portfolio.
  • Ensure integration and interlock between service lines — Portfolio Management, Project Management, Facility Management, Data Management, and Finance/Accounting — for aligned delivery.

What You’ll Need:

  • Minimum 10 years of experience in commercial real estate, with a strong transactional and estates management background — you should be equally comfortable negotiating a complex lease restructuring as you are setting regional strategy.
  • Demonstrated experience managing P&L, budgets, and financial reporting at a regional level.
  • Proven track record in stakeholder management at senior/executive level.
  • Excellent communication and presentation skills (written and verbal in English).
  • Strong analytical capability — ability to interpret data and deliver concise, actionable insights.
  • Highly organised, detail-oriented, and process-driven.

  • Strong commercial acumen and deep knowledge of MENAT real estate markets.
  • Experience working on large-scale, multi-market outsourced real estate accounts (banking/financial services sector preferred).
  • Familiarity with global MSA/framework agreement structures and KPI-driven service delivery.
  • Arabic language skills are an advantage.
