Roles & Responsibilities:
1) Reporting to Property Manager.
2) Preparation of Preventive maintenance schedules for O & M Service Providers (HVAC, WTP and FPS & Plumbing) following for completion as per schedules.
3) Collecting & maintaining O & M manuals and drawings.
4) Auditing preventive maintenance activities of vendors.
5) Co-ordinating in the renewal AMC of HVAC and plumbing equipments.
6) Evaluate repair costs, workload distribution, scheduling, equipment downtime and related work order information.
7) Identifying recurring problems and resolving them.
8) Keeping track of all the equipment conditions and follow-up with O&M Service providers to resolve the problems, identified if any.
9) Identifying energy saving potential.
10) Coordinating on BTU meter reading recording on daily / monthly basis.
11) Coordinating for preparation of utility bills for individual occupants.
12) Monitoring & follow-up of statutory requirements.
13) Occupant Liasion.
14) Certifying the bills of O & M Contractors (HVAC, FPS, WTP & Plumbing) & forwarding the same to client through Property Manager for processing the payment.
15) Coordinating in preparation of annual budgets.
16) Conducting review meeting with the O &M Vendors to review performance of their services & reporting to Property Manager.
