About the Role:
As a CBRE Technical Sustainability Manager, you will deliver sustainability solutions as a member of a multi-disciplinary project team and will be full-time supporting a multi-year consulting project for a global investment management firm.
This position can work hybrid at the New York City office (work remotely 2-3 days a week, while going into the office 2-3 days/week), or fully remote in the United States on Eastern time zone. The ideal candidate should be a self-motivated and accountable individual, capable of working independently.
What You’ll Do:
- Facilitate the development, benchmarking, implementation and ongoing review of appropriate sustainability objectives, targets and improvement programs for assets/funds.
- Develop and implement decarbonization strategies for client portfolios, funds, and assets, aligning with organizational net-zero targets and client mandates.
- Support the integration of decarbonization strategies into asset-level business plans, capital improvement roadmaps, and fund-level Sustainability strategies.
- Track emerging carbon regulations and building performance standards (e.g., NYC LL97, SEC climate rules, Sustainable Finance Disclosure Regulation) and operationalize protocols, processes, and software to align accordingly.
- Partner with asset management teams to assess building performance, identify carbon reduction opportunities and recommend cost-effective interventions.
- Collaborate with deal teams and investment partners during acquisitions, new developments, and dispositions to conduct asset-level GHG emissions calculations across Scopes 1, 2, and 3 using the GHG Protocol and other leading frameworks.
- Translate technical findings into actionable insights for investment committee briefs, capex planning, and operational improvement strategies.
- Prepare reports and presentations for internal and external stakeholders.
- Utilize internal and third-party software platforms to track emissions, model reduction pathways, and benchmark performance.
- Engage with external consultants, engineers and software vendors to increase data coverage and data quality, monitor emerging decarbonization technologies, and maintain reporting integrity.

- Bachelor’s degree in engineering, Architecture, Environmental Science, Sustainability, Building Sciences, or a related technical field and 7+ years of experience in sustainable building design and/or operations, building decarbonization, or sustainability consulting in commercial real estate. In lieu of a degree, a combination of experience and education will be considered.
- Demonstrated experience working in-house or in an advisory capacity for a real estate investment management firm. Direct involvement in sustainability practice and program implementation within such organizations, and prior interaction with asset or portfolio managers, is essential.
- Demonstrated experience assembling financial proposals or business/capex plans for recommended interventions and capital projects and presenting them to a non-sustainability audience to secure funding approvals.
- Demonstrated experience with GHG Protocol, scope 1-3 emissions tracking, corporate GHG inventories, and applicable modeling tools, and ability to operationalize GHG Protocol principles into actionable decarbonization strategies at the building and portfolio level.
- Familiarity with platforms, tools, and reporting frameworks such as ENERGY STAR Portfolio Manager, CRREM modeling pathways, Deepki, and GRESB a plus.
- Experience with sustainable building certifications (i.e., LEED, BREEAM, Fitwell, WELL, Green Globes) a plus.
- Prior experience conducting energy and/or decarbonization audits, or related active credentials, such as CEM, PE, CEA, CAP, etc., is preferred.
- Strong understanding of sustainability principles and North American state and local regulatory requirements.
- Excellent analytical and quantitative skills, with proficiency in data analysis tools and software (e.g., Excel, Power BI).
- Strong written and verbal communication skills, with the ability to present complex information clearly and persuasively.
- Ability to work independently and collaboratively in a fast-paced environment.

CBRE carefully considers multiple factors to determine compensation, including a candidate’s education, training, and experience. The minimum compensation for the Technical Sustainability Manager position is $125,000 per year and the maximum salary for the position is $175,000 per year. The compensation that is offered to a successful candidate will depend on the candidate’s skills, qualifications, and experience. Successful candidates will also be eligible for a discretionary bonus based on CBRE’s applicable benefit program.
