About The Role
The Senior Analyst will be a crucial member of CBRE Singapore's market-leading Industrial Capital Markets team. This role is designed for a highly analytical and proactive individual who will support senior team members in executing industrial real estate investment transactions. The successful candidate will be involved in all phases of the transaction lifecycle, from initial client engagement and financial analysis to marketing, due diligence, and closing, playing a key role in delivering exceptional outcomes for our clients in Singapore’s dynamic industrial and logistics sector.
What You’ll Do
- Financial Analysis & Modelling: Develop, refine, and maintain complex financial models, including cash flow projections, valuation analyses, and sensitivity analyses for industrial and logistics assets. Provide data-driven insights to assess investment viability and support decision-making.
- Investment Memorandum & Marketing Material Preparation: Conduct in-depth market research and property analysis to prepare compelling investment memorandums, offering memorandums, pitch decks, and other marketing materials for industrial property sales campaigns. Ensure all materials are accurate, articulate, and adhere to CBRE's high-quality standards.
- Client Pitch & Presentation Support: Assist in preparing and customizing client presentations and pitch materials, incorporating market intelligence, comparable transactions, and strategic recommendations to secure new mandates and foster client relationships.
- Transaction Project Management: Support the Senior Director in project managing various aspects of industrial property sale processes, including coordinating due diligence efforts, managing virtual data rooms, tracking transaction timelines, and facilitating communication among all stakeholders.
- Stakeholder Engagement: Engage with a diverse range of stakeholders including institutional investors, property owners, legal counsel, technical consultants and government authorities. Assist in addressing inquiries, facilitating information exchange, and building professional relationships throughout the transaction lifecycle.
- Market Research & Data Analysis: Continuously monitor and analyze Singapore's industrial and logistics real estate market trends, economic indicators, regulatory changes, and competitive landscape. Contribute to internal research reports and provide timely market insights to the team and clients.
- Due Diligence & Closing Support: Assist in reviewing and synthesizing legal, technical, and financial due diligence documentation. Support the transaction closing process by coordinating necessary documents and information flow.
What You’ll Need
- Experience: 2-4 years of professional experience in real estate investment, capital markets, financial analysis, investment banking, or a related field.
- Education: Bachelor’s degree in Real Estate, Finance, Business Administration, Economics, or a related discipline.
- Financial Acumen: Good proficiency in financial modelling and valuation techniques, with a experience in building and manipulate cash flow models
- Technical Skills: Advanced proficiency in Microsoft Office Suite, particularly Excel (for modelling) and PowerPoint (for presentations).
- Analytical Skills: Exceptional analytical, quantitative, and problem-solving skills with a meticulous attention to detail.
- Communication: Excellent written and verbal communication skills in English, with the ability to present complex information clearly and concisely.
- Work Ethic: Highly motivated, proactive, and results-oriented with a strong work ethic and the ability to manage multiple tasks and deadlines in a fast-paced environment.
- Team Player: Ability to work effectively both independently and collaboratively within a team-oriented culture.
- Experience within the real estate market
- Experience with real estate relevant databases and software (e.g. Real Capital Analytics, URA, JTC).
- Relevant real estate licenses or certifications in Singapore (or willingness to take up licence)
