Role Summary:

  • To act as first response to critical alarm notifications across campuses with a location by liaising with and providing information to the Client’s Service desk Team and CBRE.
  • To effectively supervise the day-to-day operation of the area’s maintenance team to ensure the effective and efficient operation of hard Services facilities across data centres.
  • To ensure constant high level service delivery is maintained and reactive task are completed on time within customer SLA.
  • Working alongside OCC manager to help service delivery.
  • Adherence to all quality, health & safety, and environmental policies within the Data Centre.

Primary Objectives:

  • Provide a Technical point of contact for Client and Site Technical Staff while ensuring all planned / reactive works on various systems are completed to the correct client and legislative standard
  • Monitor and assure the environmental controls within the building / specialist areas conform to the required specifications and tolerances
  • Ensure change control is applied to documentation, software and hardware
  • Develop methods of communicating changes to client and internal teams.
  • Review alarm management protocols
  • Liaise with site and client management during any emergency operations or procedures
  • Responsible for equipment and services inspections, testing, planned maintenance, modifications and fault finding
  • Investigations, diagnoses and rectification of faults on mechanical / electrical distribution systems, plant and equipment when appointed to do so
  • Start up, operation and shut down of service plant, equipment and systems when authorised
  • Report to and seek advice from the Team Leader on all matters appertaining to Operational matters, Regulatory and Statutory compliance
  • Carry-out Technical and Quality Audits to ensure assets and operations are technically and statutory compliant
  • Provide professional technical input during investigations, RCA’s, A3’s.
  • Identify and agree system enhancements to improve resilience and performance

Main Duties:

  • Technical Supervision of the operation, maintenance and repair of all critical environment systems while maintaining 100% uptime to all critical power systems
  • Monitor and respond to BMS & EMS alarms for specific sites.
  • Understand all works being completed in building which effects the mechanical and electrical infrastructure and or operations of the site data halls.
  • Develop and upkeep all site mechanical and controls and BMS related procedures including EOPs, SOPs, MOPs. All documentation should be consistent with current client standards.
  • Provide support to as standby role for shift support if required via line manager.
  • Be able to make calculated judgements on sequence of alarms from the monitored data centres.
  • Escalate any incoming alarms following alarm management matrix updating customer service desk and correct on call handler.
  • Produce clear and concise updates on actions seen and taken from BMS alarms.
  • Communicate effectively to vendors upon call out and when onsite until completion of works.
  • Update Si Local Ticket System.
  • Follow up and close out on all BMS defects through daily shift reports and CMMS open WO’s.
  • Be able to remotely reset units and adjust temperatures for sites if requested.
  • Be able to analyse PUE data for our Client and place within report.
  • Supporting energy efficiency and maintain customer targeted PUE.
  • To produce weekly Battery Monitoring reports and to oversee and produce "real time" UPS discharge reports during the EMEA UPS maintenance servicing.
  • Assist with providing monthly management report information for customer.
  • Monitoring of Mimic, BMS & Alarm Systems.
  • Control permit to work system ensuring all live permits are clearly visible.
  • Ensuring no permits, ATW permits are authorised that run risk of effect to data halls.
  • Reporting of and improvements to incident management.
  • Access permits where applicable for customer works via outlook planner – a review of RAMS to ensure any risks which haven’t been captured are addressed.
  • Overview on switching schedules for planned and reactive maintenance and support.
  • Reviewing switching schedules where other internal / external contractors are associated.
  • Maintaining relevant logbooks in accordance with System Control
  • Work in accordance with Technical Manager to ensure alignment with shift teams, attending team briefings.
  • Maintain all BMS controls and equipment at optimal operational level including calibration of all sensors.
  • Specification and recording of the Technician Training program and assisting with mock drills and scenario training.
  • Assist in the development and training of technicians and apprentices with BMS related issues.

Core Competencies: 

  • High Voltage Authorised Persons Experience - the person will need to be an experienced HVAP - (5 years or more as an AP, or been an AP at more than one site) 
  • Familiar with CBRE Processes - quantum, harbour, CBRE permits etc.
  • Data centre or critical environment experience - need to have 5+ years experience in a data centre and/or critical environment.
