About the Role:
As an Asset Manager, you will be responsible for supporting the broader asset management team in driving the strategic, financial, and operational performance of assigned assets in alignment with client’s agreed objectives. This role both supports other asset managers while also independently liaising between internal teams, external stakeholders, and ownership to maximize asset value.
This job is part of the Investor Asset Management job function. They are responsible for strategic advice, implementation, and advisory on conventional and innovative investment opportunities.
What You’ll Do:
Asset Management
- Assist in developing the business plan for assigned properties, in line with client strategy.
- Independently execute the business plan of certain assets.
- Support the property-specific business planning, reporting, and budgeting processes.
- Synthesize complex analyses with clear takeaways and recommendations.
- Help maintain and update analyses and reforecasts.
- Contribute to the optimization of cash flow and rental income by assisting with tenant management, landlord negotiations, and risk-reduction activities.
- Support the team in projects related to extending, redeveloping, and repositioning assets to increase their future value.
- Contribute to the improvement of processes, methods, and standards within the team.
Financial Performance & Reporting
- Assist in identifying opportunities for cost reductions and value growth.
- Support financial reporting, gathering inputs from internal and external resources.
- Help ensure compliance with policies and monitor service levels.
Leasing & Tenant Relations
- Independently collaborate with local brokers on leasing and marketing efforts to ensure the owner is getting the best outcome.
- Spearhead complex lease negotiations as assigned, including new subleases and terminations.
- Independently recommend early terminations where appropriate, and execute if approved.
- Contribute to tenant-centricity efforts to ensure high customer satisfaction.
- Assist in reviewing tenant surveys (e.g., Kingsley) and developing response plans.
- Help ensure move-in and move-out processes are followed.
- Assist in and, in certain cases, directly own negotiations with tenants, regulators, and vendors to support value creation for the client.
Operations
- Implement initiatives and policies that strengthen asset positioning.
- Help identify segmented tenant groups and retain selected tenants.
- Analyze operating budgets to identify opportunities for further efficiency.
Collaboration & Teamwork
- Work closely with property and asset management colleagues to help meet client expectations.
- Collaborate with internal CBRE departments, including Property Operations, Property Management Accounting, Leasing, Transactions Management, and Facilities Management.
- Be a team player and model behaviors consistent with CBRE RISE values.
- Be open to new perspectives and adhere to company policies.
- Learn and apply best practices and techniques to support asset performance.
- Support the team in ensuring performance in all areas of the agreed client outline AM scope.
What You’ll Need:
- Bachelor's Degree preferred with 8-10 years of relevant experience. In lieu of a degree, a combination of experience and education will be considered.
- Extensive experience of both Property Management and Asset Management functions within the investor sector.
- Demonstratable track record of leading and completing office lease negotiations and transactions.
- Familiarity with key office lease terms, including expense structures.
- Experience with capital transactions is a plus.
- Ability to focus on details, create process and procedures and follow though until tasks are completed.
- The innovative mentality to develop methods that go beyond existing solutions.
- Ability to solve unique problems using standard and innovative solutions having a broad impact on the business.
- In-depth knowledge of Microsoft Office and Google Suite products. Examples include Word, Excel, Outlook, Google Docs, Google Sheets, etc.
- Expert organizational skills with an advanced inquisitive mindset.
- Exceptional autonomy and judgment, with the ability to navigate ambiguity with minimal oversight.
- Advanced real estate financial modeling skills. Highly sophisticated math skills. Ability to calculate somewhat complex figures such as percentages, fractions, and other financial-related calculations.

CBRE carefully considers multiple factors to determine compensation, including a candidate’s education, training, and experience. The minimum salary for the Property Manager position is $175,000 annually and the maximum salary for the Property Manager position is $225,000 annually. The compensation that is offered to a successful candidate will depend on the candidate’s skills, qualifications, and experience. Successful candidates will also be eligible for a discretionary bonus based on CBRE’s applicable benefit program. This role will provide the following benefits: 401(K), Dental insurance, Health insurance, Life insurance, and Vision insurance.
