About the Role:

As a CBRE | T&T Project Management Consultant, you will be responsible for providing consulting services to an assigned market or client account to help achieve the company's strategic business objectives.

This job is part of the Project Management function. This role will support one of our large big box retail clients.  Experience in lease review, specifically reviewing and negotiating work letters (Exhibit C), scheduling surveys of spaces and assessing spaces for opportunities/issues in alignment with our client's program needs is highly required. 

Remote role with up to 25% travel required. 

What You’ll Do:
  • Manage all areas of pre-development project management for singular retail projects. This includes but is not limited to: reviewing project drawings and Landlord deliverables, reviewing and negotiating work letters (Exhibit C), elevation studies, creating critical milestone schedules, scheduling surveys of spaces, coordination of survey report creation and distribution and assessing spaces for opportunities/issues in alignment with our client's program needs. 
  • Work directly with clients Sr. Construction Manager for Pre-Development to prepare all elements for the projects in the pre-development phase.
  • Work closely with Landlords and client Stakeholders to successfully negotiate lease exhibits. 
  • Implement project documentation governance that is aligned with company and client requirements.
  • Ensure project data integrity and documentation is accurate, timely, and coordinated.
  • Direct the project delivery team by providing guidance and direction to achieve goals, must ensure that all predevelopment deliverables are provided to the assigned project manager. 
  • Create action plans to meet objectives, pre-development budget, and critical milestone schedule. Track the progress of each project and report status and variances.
  • Demonstrate ability to identify pre-development project threats and develop risk mitigation and contingency plans. Implement action plans to reduce or eliminate pre-development project risks.
  • Apply in-depth knowledge of standard principles and techniques/procedures to accomplish complex assignments and provide innovative solutions.
  • Coach others and share in-depth knowledge of own job discipline and broad knowledge of several job disciplines within the function.
  • Lead by example and model behaviors that are consistent with CBRE RISE values. Work to build consensus and convince others to reach an agreement.
  • Work within broad guidelines and policies.
  • Explain difficult or sensitive information.
What You’ll Need:
  • Bachelor's Degree preferred with 5-8 years of relevant experience. In lieu of a degree, a combination of experience and education will be considered. LEED AP, PMP, and/or CCM designation(s) preferred.
  • Ability to exercise judgment based on the analysis of multiple sources of information.
  • Willingness to take a new perspective on existing solutions.
  • In-depth knowledge of Microsoft Office products. Examples include Word, Excel, Outlook, etc.
  • Experience working in Smartsheet and Plan Grid would be helpful.
  • In-depth drawing review experience. 
  • Organizational skills with an advanced inquisitive mindset and a self-starter.
  • Sophisticated math skills. Ability to calculate mildly complex figures such as percentages, fractions, and other financial-related calculations.

Turner & Townsend carefully considers multiple factors to determine compensation, including a candidate’s education, training, and experience. The minimum salary for this position is $110,000.00 annually and the maximum salary for this position is $130,000.00  annually. The compensation that is offered to a successful candidate will depend on the candidate’s skills, qualifications, and experience.  Successful candidates will also be eligible for a discretionary bonus based on Turner & Townsend’s applicable benefit program.
