RESPONSIBILITIES

·       To execute handing over and taking over of the premises.

·       Utility monitoring and billing.

·       Following with the Tenants for Payments with respect to Utility and O&M Invoices.

·       Organizing periodical meetings with the occupants and coordinate to address their issues, as applicable.

·       To maintain good public relations with tenants.

·       Identify and suggest improvement jobs which add value to the property, reduce maintenance cost and improve OEE (Overall Equipment effectiveness).

·       Implement security, fire safety, and emergency evacuation procedures.

·       Work in co ordination with Client on day-to-day activities.

·       Prepares correspondence, statistical, financial and other reports. Establish and maintain essential records and files.

·       Data gathering and reporting on all Property operations.

·       Preparation of Daily, Weekly and Monthly reports for Client as per the prescribed format provided / approved by the client

·       Develop annual operating budgets and provides fiscal direction to the unit planning and accomplish operations targets.

·       Ensuring implementation of statutory/regulatory requirements and building codes.

·       To manage the technical and general site staff.

·       Co-ordinate with OEM for service obligation as per AMC & in case of Breakdown of system.

·       Supervises the staff involved in performing the functions of the assigned units.

·       Ensure all safety guidelines / requirements are adhered to by team members / Service Providers.

·       Organize Monthly Review meetings with all the Service Providers to review the performance of their respective functions.

·       Maintain discipline and quality of work by the task level team.

·       Undertake all day-to-day management of the property

·       To set up standard operating procedures as per the Site Requirements

·       Direct the planning and delivery of all Property related and administrative support services and activities at the site on a day-to-day basis.

·       To oversee implementation of housekeeping and pest control activities to maintain hygiene and cleanliness of the premises.

·       To coordinate on the landscaping activities to ensure greeneries around the building in the relevant locations to give pleasant environment inside the building premises.

·       Achieving laid down performance targets and activity schedules

·       Safety, maintenance and upkeep of work place.

·       Makes periodic inspections of the building premises and equipments to determine whether the services are adequate and whether any additional attention is needed; reviews safety and security equipment and procedures for adequacy.

·       Assigns and reviews work of subordinates, gives instructions, maintains discipline and resolves difficult buildings and grounds maintenance and security/safety problems.

·       Analyze/ recommend solution on the complaint analysis.

·       Periodically check / amend checklist, operation steps, spares parts consumption analysis.

·       Develops and implements IMS system procedures and processes

Electrical Engineering with 8-10 yrs of experience in Residential Property Management
