Title: Senior Project Manager 

Reporting to: Head of Projects 

Location: Brighton/London - 3 days on site. 

Shape the Future of Project Management! As a Senior Project Manager within Turner and Townsend's Principal Delivery team, you will play a key role in delivering projects end-to-end, moving beyond traditional consultancy into true project ownership. You will be part of an integrated delivery team responsible for managing the full lifecycle of projects—from design and procurement through to construction and handover.

Job Purpose

Spearhead projects from inception to completion! You'll hunt for hidden opportunities within existing contracts, becoming the trusted advisor for clients. Lead the charge: craft delivery strategies, assemble winning teams, and manage everything from budgets to risk. Oversee every detail, from site management to sub-contractor coordination, ensuring projects stay on track, on budget, and exceed expectations. Drive success, guarantee quality, and deliver exceptional results, all while mastering the financial landscape and constantly improving!

General Activities:

  • Identify and generate project opportunities from within a set portfolio of maintenance contracts or capital expenditure plan.
  • Liaise with key stakeholders on their requirements and explain feasibility of their schemes to become a trusted advisor- represent the company as a principal point of contact for the client.
  • Lead on programme setup, delivery strategy and resourcing, ensuring clarity of roles 
  • Develop project execution plans, risk registers and reporting frameworks
  • Effectively manage project site managers, site supervisors and other associates in order for an effective and efficient project delivery.
  • Work with developers, designers and sub-contractors to define and document scope(s) of work(s).
  • Develop and understand the full scope of works in line with the desired project business case and in turn outcome. This is to be within agreed budget requirements and required profit margins.
  • Manage, run and draw up tenders on behalf of the customer as required. Carry out full tender analysis of all sub-contractor returns.
  • Work within the current CDM process. In the main taking on the role of principle contractor.
  • Identify, reduce and manage all statutory and commercial risks associated with the project they are leading.
  • Design and develop pre construction and construction phase delivery programmes.
  • Ensure CBRE QHSE practices and processes are fully embedded in each project.
  • Ensure full compliance with project management policies and procedures.
  • Manage the day-to-day operational aspects of the project(s) “end to end”. Activities to include but not be limited to estimating, business development, quantity surveying, sub-contractor management, management of site supervision teams
  • Work closely with relevant stake holders to ensure effective and efficient implementation of the project(s).
  • Ensure customer acceptance is adhered to, in writing and in line with the project plans.
  • Manage budgets, forecasts, cost control and ensure all commercial targets are met in line with the MSA.
  • Mutually agree payment schedules and applications for payment to the benefit of the project and the business.
  • Ensure continued project governance, programme adherence and quality assurance throughout the life of the project.
  • Ensures project documents are complete, current and appropriately stored.
  • Provide timely reports to the Head of Projects / Business Unit Director in an agreed format.
  • Identify and report commercial risks and opportunities to the Head of Projects / Business Unit Director
  • Maintain oversight of P&L, cashflow and performance matrix across all active projects 
  • Carry our internal audits as required
  • Feed into lessons learned and continuous improvement processes for future delivery 
  • Manage project finances, including P&L, cash flow, and budgeting
  • Analyze variances and initiate corrective actions
Experience 
  • Minimum of 7 years proven Project Management experience in an M&E, FM construction or critical environment
  • Experience delivering multi million pound projects
  • Proven experience of running a P&L
  • Demonstrable evidence of having managed a team  
  • Previous experience of operating at senior level (Desirable)
