Role Overview

As a CBRE Facilities Manager, you will lead a team responsible for overseeing operations and maintenance for client’s Shanghai and Nanjing clusters. You will ensure all facilities under CBRE’s scope are operated safely, cost-effectively, and in compliance. This role is part of the Facilities Management function, focusing on asset operations and supporting Property Managers with repairs and investment planning.

Key Responsibilities

Client & Site Management

·         Act as the primary contact for client and Hangzhou (Nanjing/Donghai/Yakeshi) clusters, communicating with onsite clients regarding FM operations.

·         Conduct weekly meetings with clients to review operational progress, respond to needs, and resolve complaints efficiently.

·         Conduct monthly service reviews/SQC with clients, evaluate service performance and KPI scores, and propose improvement plans for identified gaps.

·         Respond promptly to onsite client requests and ensure timely support for necessary activities.

·         Maintain strong client relationships through regular meetings and written/oral communications.

Team Management

·         Provide formal supervision to staff, including training, development, performance evaluations, and coaching.

·         Oversee recruitment and onboarding of new employees.

·         Schedule daily team activities, assign tasks, and cross-train staff.

·         Set and track deadlines for staff and department goals, providing mentorship as needed.

·         Cross support team members/account movement.

Operations & Maintenance

·         Coordinate and manage facility repairs and maintenance with technicians, vendors, and contractors.

·         Develop annual maintenance plans and supervise implementation progress.

·         Conduct facility inspections and ensure compliance with local, state, and national regulations.

·         Recommend operational efficiencies, repairs, and upgrades.

·         Manage environmental health and safety procedures.

·         Conduct EHS and other relevant training for vendors and internal CBRE teams.

Financial Management

·         Prepare and manage capital projects, operating budgets, and variance reports.

·         Develop site budgets and cost-saving targets and manage financial performance for client clusters.

·         Drive business expansion and ensure revenue and profit targets are met within the managed region.

·         Submit internal CBRE financial and operational data reports as required, ensuring accuracy and compliance.

Supplier Management

·         Oversee supplier relationships and invoicing procedures.

·         Review price quotes for parts, services, and labor, and implement corrective actions for major issues.

·         Negotiate with suppliers to ensure quality, cost-effectiveness, compliance, and timely delivery.

·         Manage supplier performance and development programs, maintaining regular communication.

·         Conduct EHS and other training for suppliers and internal teams.

·         Regularly optimize supplier costs to ensure competitive pricing/saving targets and strong value for services.

Training & Compliance

·         Conduct training on maintenance, repairs, and safety best practices.

·         Lead by example and model behaviors aligned with CBRE RISE values.

·         Collaborate across disciplines to achieve team and departmental goals.

·         Identify and resolve daily and moderately complex issues, improving work processes for safety and efficiency.

Others

·         Could accept the work assignment/scope changing/optimization from line manager

·         Could travel and work relocation per business requirement

 


Qualifications

·         Bachelor's degree preferred with 3–5 years of relevant experience. Equivalent education and experience considered.

·         Facility Management certification preferred.

·         Experience in staffing, training, coaching, performance evaluation, and retention preferred.

·         Strong communication skills for handling sensitive and complex information.

·         Leadership skills to motivate teams and improve departmental effectiveness.

·         Excellent organizational skills and a strong inquisitive mindset.

·         Advanced math skills for financial calculations including percentages and fractions.
