The Senior Project Manager/Owner's Representative leads all aspects of data center construction projects for our global tech client in Cedar Rapids, IA. The Sr. PM/Owner's Rep oversees vendor compliance with construction agreements while leading the overall project budget & schedule.
This job is part of the Project Management function responsible for the management of projects from initiation through completion. This role requires onsite presence in Cedar Rapids, IA. We are willing to provide relocation assistance for the right candidate.
What You’ll Do:
Work with Contractor(s)/A&E design team, Client, and OFE Vendors to create and establish the master project timeline, based on the critical path and key achievements.
Coordinate value engineering.
Create and establish the master project budget, including soft costs and hard costs
Support contractor pre-qualification, bid solicitation, bid analysis and recommendations
Coordinate design team activities and coordinate constructability review of the project documents
Ensure GC is completing list of city and/or other authority approvals process, and permitting
Provide / gather cost estimates working with subs and other vendors for scope gaps/changes
Ensure budget management while tracking review cash flow projections on a monthly or quarterly basis as required
Manage cost/change control, including change order review, negotiation, & recommendations, delay analysis at program level
Ensure tracking of all key project documents, including submittals, RFI’s, change orders, invoices and payments, lien releases are implemented
Coordination and management of all owner direct vendors working with supply chain and consultants
Periodic confirmation of safe construction practices by GC and vendors
Initiate close out process prior to project completion, typically two to three months in advance with document control team, setting timelines and responsibilities
Establish close out documentation requirements. Ensure receipt of close-out documents until completion, including warranties, as-builds, and O&M manuals
Ensure punch list, completion and final completion process through onsite construction management team
Negotiate, resolve and close out any outstanding change orders, quality issues or disputes
Applicants must be currently authorized to work in the United States without the need for visa sponsorship now or in the future
- Bachelor's Degree preferred with 8-10 years of relevant experience. In lieu of a degree, a combination of experience and education will be considered.
- Mission critical and/or industrial facilities project management. Technical project management with Hyperscale Data Center experience preferred.
- Strong knowledge of MEP construction management with a solid track record of leading capital projects is required.
- Google Suite applications experience. Knowledge of BIM or Autodesk ACC is preferred. P6 and Bluebeam experience is helpful.
