As a Lead Days Technician working for the Data Centre Solutions team, your duties may include:
- Assist the Contract Technical Supervisor on all matters appertaining to Operational matters, Regulatory and Statutory compliance
- Ensure that all employees and any other persons under your direct control work to CBRE and Client Quality, Environmental and Health & Safety procedures.
- To ensure maximum availability of engineering equipment utilizing safe, efficient, planned maintenance service and fault resolution.
- To provide comprehensive technical support for subcontractor, project, commissioning and hand-over work.
- Ensure personnel under your direct control are fully competent and trained to undertake their tasks and receive regular communication on their performance and other issues relevant to their job specification.
- Communicate with the Account Leadership of progress to date and advice on any delays to maintenance schedules in a prompt and professional manner.
Responsibilities
Health, Safety Environmental Arrangements
- Carry out high risk tasks in full compliance with CBRE Procedures, Guidance and Rules, and in accordance with responsibilities / duties specified within CBRE Arrangements when appointed as an Authorised / Competent Person.
- Clean up areas on completion of engineering work and maintain the cleanliness of plant, equipment, plantrooms and switch rooms ensuring that the site is free from engineering debris and waste.
All employees have responsibility:
- To take reasonable care for the health and safety of themselves and of other persons who could be affected by their acts or omissions
- Ensure that a full and detailed task specific Risk Assessment is completed prior to any work commencing
- To report any accidents or near misses that they experience, or witness, to their Line Management
- To co-operate and assist in all aspects of health and safety procedures introduced by management for their well-being
- To wear personal protective equipment when conditions require or when required to do so by the relevant risk assessment, method statement or mandatory signage
- To follow safe working procedures when handling, storing, using or transporting any COSHH controlled items
- To report any medical problems experienced when undertaking any work functions to management
- To complete Risk Alert/Hazard forms as and when necessary.
Quality Arrangements
- Accountable for ensuring that Regulatory activities are carried out, in compliance with Company defined Site SOPs, EOPs and Processes.
- Maintenance of equipment and utilities to ensure appropriate and correct operation, to efficiently and reliably operate within specification while ensuring that records are maintained as required by Operational, Regulatory and Statutory practice.
Duties and responsibilities include:
- Maintain effective communication to the Contract Technical Supervisor including plant status, plant isolation, issues arising, ongoing works and standards of housekeeping
- Be fully aware of Service Level Agreements between CBRE and Client to ensure its requirements are met.
- Provision of a comprehensive Engineering service to Site Infrastructure in accordance with established regulatory standards
- Ensure maximum availability of plant and user equipment through efficient planned maintenance and prompt response to faults
- Provide technical support for projects and assist with commissioning and hand over works for plant and user equipment
- Ensure that all work on PPMs, Reactive and Corrective work orders are completed and issued and closed down in full compliance within contract SLA timings.
- Recognize spares requirements, order spares and make stock items as necessary.
- Planning and scheduling of PPMs, Reactive and Corrective works with the Contract Technical Supervisor
- Manage all Safe System of Work documentation (PTW, LOA, LOTO etc) in accordance with CBRE Procedures.
- Manage all subcontractors to carry out their duties in compliance with Client site rules and CBRE procedures and their responsibilities under the Health and Safety at Work Act.
First line diagnostics and planning of the required remedial work on such systems but not limited to:
Electrical Systems - Building Electrical Installation (associated panels, equipment, and circuits).
Emergency lighting, Lighting Control system, Generators and controls, Single and three phase motors, UPS system and associated control systems.
Building Management Systems (BMS)
Fire suppression and detection systems
Ventilation systems - AHU’s, Variable speed drives, AV, FCU’s, Split Systems and Heating system.
All Works:
- All work is carried out as planned and/or breakdown maintenance, fault finding, installation of engineering equipment and systems is carried out in accordance with the correct procedure
- Process documentation through the Computerised Management System (CMMS) ensuring that adequate services are maintained
- Inputted and information retrieved from the CMMS is carried out on time and accurately reflects the work
- Appertaining to the operation of engineering equipment and services, that this is carried out to meet efficiency/performance criteria and to recommend continual improvements where appropriate
- Responsible for subcontractors when appointed as the Responsible Person for overseeing their actions on Site.
- Report to the Contract Technical Supervisor situations that deviate from the normal and found during maintenance activities on systems and utilities which could affect Client and their end customers.
Skills:
- Previous experience in Building Services industry, preferably in Critical Environments
- C&G qualified or equivalent in an electrical services/maintenance.
- 18th Edition IEE: Wiring & Installation competent
- HV Approved Person
- Confined Space entry trained. (Where required)
- Recognised training or apprenticeship
- Strong communication skills and the ability to deal with all levels of staff.
- Demonstrate a good understanding and be technically competent in all building services, in particular UPS, generators, static switches, water treatment, refrigeration and air conditioning.
- Proactive in achieving the highest standard of operation.
- Demonstrate a willingness to attend on and off-site training for plant and systems as they are installed.
- This may require nights away from home.
- Reliable and conscientious
- Individuals who can demonstrate commitment and technical competence; but do not meet all the requirements may be considered subject to Client approval.
- Advanced communication skills with a full understanding of customer needs & expectations
- Ability to comprehend and act upon both verbal and written instructions
- Enthusiasm and demonstration of pro-activity, diligence and alertness, with the willingness to participate in appropriate training schemes
- Integrity, honesty and punctuality is also expected
