As a CBRE Facilities Manager, you will oversee a substantial portfolio of approximately 75 non-acute medical sites and outpatient specialty clinics, totaling 1.4 million square feet across the Seattle, Tacoma, and Pierce County areas. This critical leadership role involves ensuring operational excellence, regulatory compliance, and efficient management of all facility operations, including capital projects and a team of Mobile Building Engineers. The successful candidate will be a highly motivated self-starter with a strong background in facilities management, technical systems, and team leadership, comfortable with extensive travel within the portfolio.
This job is a part of the Facilities Management functional area which focuses on all aspects of the operations of a set of assets, providing support to the Property Managers regarding all repairs and investment plans.
What You’ll Do:- Oversee the comprehensive management of approximately 75 healthcare facilities, encompassing 1.4 million square feet, ensuring optimal operational efficiency and occupant satisfaction.
- Conduct regular site visits and inspections across the portfolio to identify maintenance needs, assess conditions, and ensure high standards of quality and safety.
- Manage the full lifecycle of work orders for the assigned portfolio, from initiation to completion.
- Provide formal supervision, guidance, and mentorship to a team of 4 Mobile Building Engineers.
- Monitor the training and professional development of staff, fostering a high-performing team environment.
- Conduct performance evaluations, coaching sessions, and actively participate in the recruitment and hiring of new team members.
- Establish work schedules, assign tasks, and cross-train staff to ensure efficient operations and coverage.
- Develop, manage, and monitor the operational budget, ensuring spending remains within allocated limits and actively identifying cost-saving opportunities.
- Manage vendor relationships, including bidding on new contracts, overseeing invoicing procedures, and reviewing price quotes for parts, services, and labor.
- Ensure strict adherence to all regulatory compliance and safety standards within facilities, including local, state, and federal regulations.
- Oversee Joint Commission compliance across all relevant sites.
- Manage environmental health and safety procedures for all facilities.
- Oversee the maintenance and operation of HVAC, MEP (Mechanical, Electrical, Plumbing) systems and services across the facilities.
- Coordinate and manage facility repairs and preventative maintenance programs by collaborating with technicians, vendors, and contractors.
- Lead and manage new construction and remodeling projects from conception to completion.
- Prepare and manage capital projects, operating budgets, and variance reports.
- Suggest operational efficiencies, repairs, and upgrade opportunities based on facility inspections and performance data.
- Serve as a primary client-facing representative, maintaining positive relationships and addressing unresolved facility issues through effective communication and meetings.
- Conduct process and procedure training on maintenance, repairs, and safety best practices.
- Lead by example and model behaviors that are consistent with CBRE RISE values. Influence parties of shared interests to reach an agreement.
- Apply knowledge of own discipline and how own discipline integrates with others to achieve team and departmental objectives.
- Identify, troubleshoot, and resolve day-to-day and moderately complex issues which may or may not be evident in existing systems and processes.
- Bachelor's Degree preferred with 6-8 years of progressive experience in Facilities Management. In lieu of a degree, a combination of experience and education will be considered. Valid driver's license required. Facility Management certification preferred.
- Previous experience in a Facilities Management role in a healthcare or hospital environment strongly preferred but not required.
- Proven expertise and knowledge of HVAC and MEP equipment and systems.
- Demonstrated ability to manage large, multi-site portfolios.
- Strong leadership experience, including direct supervision and development of a technical team.
- Proficiency in managing operational budgets, vendor contracts, and work order systems.
- Experience in the areas of staffing, selection, training, development, coaching, mentoring, measuring, appraising, and rewarding performance and retention preferred.
- Ability to guide the exchange of sensitive, complicated, and difficult information, convey performance expectations and handle problems.
- Leadership skills to motivate team impact on quality, efficiency, and effectiveness of the job discipline and department.
- Extensive organizational skills with a strong inquisitive mindset.
- Advanced math skills. Ability to calculate difficult figures such as percentages, fractions, and other financial-related calculations.
