Technical Manager (Nike)

Then this vacancy might be just what you are looking for! CBRE GWS is looking for a driven Manager to lead the technical maintenance team at the EMEA Headquarters (EHQ) in Hilversum.

The CBRE team in Hilversum is experienced and knowledgeable. We are looking for someone who can connect with our diverse team, further integrate it, and help it grow.

As Technical Property Manager, you will have final responsibility for all technical assets, hard services for our client at the EMEA Headquarters (EHQ) in Hilversum. A Campus location with multiple buildings owned by different Land Lords and managed by different Property Management companies.


Purpose Of The Job


1.           All aspects of administrative and engineering of the EHQ site. 


2.           To carry out efficient running of the critical and non-critical services and associated functions. 


3.           Execution of the administrative systems. 


4.           Operation of the following building systems, but not limited to,

a.           BMS

b.           Standby generators

c.           Uninterrupted Power Supplies

d.           Electrical HV/LV networks

e.           HVAC Systems

f.            Fire systems

g.           Security systems, including CCTV


Key Responsibilities


             Leadership: Provide coaching leadership to a Team of 8 including planners, engineers and IFM Small work Managers. Deliver best practice selection, training, assessment and recognition/reward. Provide a learning environment, and appropriate training and development planning. Ensure basic training needs are delivered, employees are fully competent to undertake their roles, and are able to reach their full future potential. Ensure that contractual commitments are met and exceeded. Ensure optimum staffing structures operate across the contract, balancing cost with the delivery of service excellence and lead by example. Promoting and maintaining the core values of CBRE and our client.

             Maintenance & Operations: Direct day-to-day maintenance, repairs, and technical operations of technical assets that fall under CBRE responsibility. Ensure the collaborative development of the business, effective team working, and support to colleagues. Ensure customer focus within all areas of operational activities and that effective relationship are maintained with key stakeholders contacts. Deliver effective business communication through advice, review, leadership and direct contribution to management and team meetings, briefings, consultation forums, correspondence, publicity, monthly and ad-hoc reporting and other publications, as appropriate. 

             Vendor Management: Negotiate and oversee service contracts, contractors, and onsite personnel for repairs and inspections. Ensure contracts are staffed by fully competent teams, ensuring post holders are fully competent, and that effective succession planning arrangements are in place.

             Budgeting & Financials: Prepare and manage technical operating budgets, including planning for OPEX and Long Term Maintenance expenses.

             Compliance & Safety: Ensure compliance with all local codes, health, safety, and environmental regulations. That business policies and processes are effectively communicated and implemented within the contract across both CBRE and subcontractors activities and are regularly reviewed

             Site Inspections: Conduct regular property walkthroughs to identify maintenance issues and ensure high standards of upkeep.

             Tenant Relations: Resolve tenant maintenance complaints promptly within the KPI’s timeline. 

             Property Management Relations: Regularly meet with the Property Managers of the buildings on Site.


Accountabilities


             Reporting to the CBRE Site Leader.

             Accountability to the CBRE functional heads, as appropriate.

             Accountable day-to-day to the relevant client contacts.

             Line management responsibility for a contract team and indirectly for relevant sub-contractors.


What you’ll need:


             Experience: 3-5 years leadership experience in technical facility management, commercial property management, or a related engineering field overseeing multiple buildings.

             Technical Knowledge: Understanding of HVAC, electrical, plumbing, and safety systems. Understanding of building demarcations, construction processes, technical drawings.

             Software Proficiency: Knowledge and experience with CMMS Building Management Software (e.g., SI7, Yardi) and MS Office.

             Soft Skills: Strong problem-solving, project management, contractor and stakeholder engagement skills.

             Education: A degree in Technical Facilities Management, Engineering, or Technical Property Management is preferred.
