ESSENTIAL DUTIES AND RESPONSIBILITIES
· Establish, update, and maintain the asset register for all electrical, air conditioning, and engineering equipment, ensuring accuracy and completeness.
· Manage assets tool,technical files, manuals, drawings, and maintenance records for all equipment.
· Lead and manage site CMMS tool/database on job-scheduling and task-assignment, guide and assist to ensure technician team to execute and deliver service in optimum scheduling
· Communicate with CMMS team to master its function and application.
· Support operation team and general service team to improve performance.
· Record and track the PM plan and trouble-shooting request.
· Create the weekly/monthly/quarterly report of maintenance, repair work order .
· Establish, update, maintain and regular review maintenance procedure.
· The reporting are to be set up as per CMMS function and the agreed list with client .
- Preventative Maintenance Tasks issued/closed/outstanding per month
- Reactive Maintenance Tasks issued/closed/outstanding per month
- Trend of Tasks Analysis
- Asset Register Update and Tracking
- History Reports of All Asset and Tasks
- All regulatory tasks to be highlighted separately
- Complies with all applicable codes, regulations, governmental agency and Company directives related to building operations and work safety.
- Inspects building MEP and plumbing systems to ensure operation of equipment is within design capabilities and achieves environmental conditions prescribed by client.
- Track maintenance and repair records as required.
- Study, analyze and review engineering condition’s improvement opportunity or modification recommendations to achieve ongoing lifecycle effectiveness, smooth operations and economic efficient.
- Reviews historical maintenance records to develop proactive inspection, testing and preventive maintenance schedule.
- Support electrical distribution equipment, plumbing systems, building interior/exterior repair, and related works
- Regular review and supervisions of ad-hoc work order to make sure work order management process healthy.
- Bachelor's degree or above in Electrical Engineering, HVAC, Mechatronics, Engineering Management, or a related field.
- 2-3 years of experience in engineering equipment maintenance or asset management. Experience in manufacturing, facilities (FM), or data center industry is preferred. Outstanding fresh graduates are also encouraged to apply.
- Familiarity with electrical systems (e.g., switchboards, UPS) or HVAC systems (e.g., chillers, air conditioning) is a strong advantage.
- Fluent in English, with CET-6 certificate or equivalent level and above.
- Proficient in Microsoft Office (especially Excel); excellent communication, coordination, and documentation skills.
- Preferred Skills: experience with Computerized Maintenance Management Systems (CMMS) or Enterprise Asset Management (EAM) systems is a plus.
