As a CBRE Union Mobile Route Engineer, you’ll be responsible for the maintenance and repair of a significant portfolio of approximately 200,000 sq ft of healthcare facilities spread across the Seattle-Tacoma metropolitan area and throughout Pierce County. This role is crucial for ensuring that all building systems, including HVAC, mechanical, plumbing, structural, fire, life safety, and control systems, operate efficiently and meet applicable standards.
You will play a vital role in upholding a safe, functional, and comfortable environment for our non-acute medical sites, outpatient specialty clinics, and medical office buildings. This is a client-facing position that requires strong technical expertise, excellent problem-solving skills, and a commitment to operational excellence. This position will require extensive travel throughout the region in a company provided vehicle.
What You’ll Do:- Oversee the monitoring and maintenance of critical utility systems, including steam boilers, chillers, cooling systems, and medical gas systems equipment.
- Manage and execute work orders using a CMMS system to prioritize tasks and track completion.
- Conduct comprehensive preventative and corrective maintenance on a variety of facility equipment and systems.
- Perform extensive HVAC maintenance, including troubleshooting, diagnosing, and repairing ventilation, air conditioning, heating systems, and associated equipment.
- Execute general maintenance tasks including basic plumbing repairs, electrical work, patching, painting, drywall, and carpentry.
- Maintain and repair fire safety systems and ensure continuous compliance with relevant codes.
- Troubleshoot and diagnose complex facility equipment issues to implement effective repair strategies promptly.
- Conduct routine inspections to building systems to ensure operation within design capabilities and compliance with environmental conditions and safety regulations.
- Assist with facility improvement projects as needed.
- Review assigned work orders, estimate necessary time and materials, and maintain an inventory of adequate supplies and tools.
- Operate a company-provided vehicle for daily work responsibilities, which can be taken home.
- Maintain accurate and detailed records of all work performed, including maintenance activities, repairs, and service reports.
- Apply general knowledge of standard principles and techniques/procedures to accomplish assigned tasks and solve routine problems.
- Have a broad knowledge of own job discipline and some knowledge of several job disciplines within the function.

- Explain complex information to others in straightforward situations.
- High School Diploma, GED, or trade school diploma with 5 years of prior facilities maintenance experience. In lieu of a diploma, a combination of experience and education will be considered. Valid Driver’s License and Universal CFC certification required.
- Proven expertise in comprehensive HVAC maintenance.
- Demonstrated experience with maintenance on steam boilers, chillers, and cooling systems
- Meet the physical requirements of this role including stooping, standing, walking, climbing stairs/ladders, and the ability to lift/carry heavy loads of 50 lbs. or more.
- Understanding of existing procedures and standards to solve slightly complex problems. Tact and diplomacy to exchange ideas and information in a concise and logical way.
- Ability to effectively use personal computer and / or PDA for work order system, email, ESS, and training.
- In-depth knowledge of Microsoft Office products. Examples include Word, Excel, Outlook, etc. Excellent written and verbal communication skills.
- Ability to analyze possible solutions using technical experience to apply appropriate judgment and precedents.
- Valid driver's license and a clean driving record.
