About the Role
As the Engineer for the building– HVAC & Building Services, you will support the
Engineering team in overseeing all technical operations, with direct responsibility for HVAC performance, energy efficiency, uptime, compliance and lifecycle planning
across a 6-star Greenstar AAA grade commercial office tower in the Sydney CBD.
You will be part of a high performing team of building services engineers, facilities managers, and contractors, ensuring continuous operation of mechanical systems
along with strong working knowledge of electrical, fire, controls, vertical transport and general building systems typical of a bank and commercial high-rise facilities.
You will act as the subject-matter expert for HVAC systems while contributing to broader operational planning, engineering strategy, and continuous improvement.
What You’ll Do:
Leadership & Operations
- Support the Engineering Director in managing day-to-day engineering operations across site.
- Manage the HVAC and building services contractors, setting performance expectations and overseeing work quality.
- Provide technical supervision, coaching, and development for engineers and contractors.
- Coordinate schedules, assign tasks, and drive cross-training to build a resilient and flexible team.
HVAC & Mechanical Systems – Primary Accountability
- Oversee the operation, maintenance and optimisation of HVAC plant including, AHUs, FCUs, VAVs, CRAC/CRAH units, pumps, heat exchangers and cooling systems.
- Ensure appropriate HVAC redundancy, resiliency and critical spares management in line with client needs.
- Lead seasonal planning, shutdown coordination, and risk assessments for HVAC activities.
- Use BMS and data analytics to identify efficiency opportunities and proactively address risks.
- Monitor and report on energy performance and indoor environmental quality.
Building Services Oversight – Broad Technical Responsibility
- Maintain working knowledge of electrical systems (UPS, STS, ATS, generators, switchgear), fire systems, vertical transport, lighting control and security system.
- Participate in risk assessments, maintenance planning and incident response across all systems.
- Work with vendors and specialists to validate capacity checks, resilience, and compliance standards.
Contractor & Vendor Management
- Assist with procurement and contract oversight for mechanical and building services vendors.
- Ensure maintenance is delivered to manufacturer, compliance, and client standards.
- Lead routine vendor governance meetings to review performance, SLAs, safety and quality.
Compliance, Governance & Reporting
- Ensure adherence to statutory, banking-sector and internal engineering compliance requirements.
- Maintain comprehensive documentation, permits, logs and asset records.
- Provide monthly reporting on system performance, risks, costs and major works.
- Support audit processes and regulatory inspections.
Asset Management & Projects
- Contribute to 20-year asset lifecycle planning for mechanical and building services assets.
- Validate scope, technical requirements and feasibility for upgrades and minor works.
- Attend construction and fit-out meetings, ensuring HVAC activities minimise operational impact.
- Oversee commissioning, close-out documentation and transition to BAU operations.
Risk Management & Incident Response
- Respond to and manage building services incidents following escalation protocols.
- Participate in 24/7 on-call rotation when required.
- Implement risk-based operational controls and proactive maintenance strategies.
Technology, Innovation & Continuous Improvement
- Identify opportunities for smart-building enhancements, data-driven optimisation, and sustainability improvements.
- Challenge existing processes and contribute to engineering excellence initiatives.
What You’ll Need:
- Bachelor’s degree in mechanical engineering or a related discipline preferred, or equivalent experience.
- 5 years’ experience in HVAC engineering, building services or critical facilities operations.
- Strong technical expertise in HVAC plant operations, BMS, energy management and mechanical resilience.
- Broad knowledge of commercial building electrical, fire, controls and vertical transport systems.
- Experience managing contractors and/or technical specialists.
- Strong stakeholder and vendor management capabilities, with ability to communicate effectively at all levels.
- Excellent organisational skills and a passion for data, analysis and problem solving.
- Experience with budgeting, cost control, and maintenance planning.
- Ability to read and interpret engineering drawings, O&M manuals and technical specifications.
