About the role
The Project Manager provides consulting services to our financial services client account to help achieve the company's strategic business objectives for retail bank construction. The Project Manager will lead both ground up and new branch renovations in Florida with an emphasis on sites along the Atlantic Coast or Tampa/Orlando markets based on candidate’s location.
This job is part of the Project Management function responsible for the management of projects from initiation through completion. This is a remote role requiring project site visits equaling approximately 20%-40% day-travel weekly.
What you’ll do
Manage all areas of project management for commercial real estate projects. This includes planning, design, construction, occupancy, and closeout.
Interface directly with clients to prepare all elements of the project, including the scope of work, project delivery resource requirements, cost estimates & budget, work plan schedule & landmarks, quality control, and risk identification.
Conduct periodic site visits to monitor the progress of construction, review the status of work completed during the period covered, review that work is proceeding in a proper manner and in general accordance with the approved drawings and specifications.
Review contractors' direct cost payment requisitions and budget status, review of subcontracts, bonds/subcontractor default insurance, review of change orders, review of Developer's monthly Job Cost Reports, opine on adequacy of contingency, review of construction and disbursement schedules, review of lien waiver and other documentation.
Review contract blueprints and specifications and opine for completeness and general compliance with commonly accepted architectural /engineering standard methodologies.
Analyze the Developer's direct and indirect cost budget including cost estimate back-up and coordinate with the Cost Advisory group performing parameter estimates, spot quantity take-offs and review of supporting documentation submitted by the Developer, contractor, and subcontractors.
Review and make relevant comments concerning the terms of the construction agreement, the submitted subcontracts, architectural and engineering design agreements, building loan agreement as well as review both Contractor and Architect's qualification statements.
Review and comment on construction and disbursement schedules as well as other submitted documents including but not limited to zoning approvals, certified surveys, building permits and approvals, utility company approval letters, soil and foundation engineering reports, and designer's certification of code and ADA compliance.
Lead by example and model behaviors that are consistent with CBRE RISE (Respect, Integrity, Service, Excellence) values. Work to build consensus and convince others to reach an agreement.
What you’ll need
Applicants must be currently authorized to work in the United States without the need for visa sponsorship now or in the future
- Bachelor's degree in Architecture, Engineering, Construction Management, or related field preferred with 5-8 years of relevant experience. In lieu of a degree, a combination of experience and education will be considered. LEED AP, PMP, and/or CCM designation(s) preferred.
- Proficiency in Microsoft Office products (Word, Excel, Outlook). Experience with Kahua, MS Project, or similar project management software. Experience with Smartsheet is a plus.
- Ground up, retail, and/or financial services experience is strongly desired. Knowledge of mechanical and electrical systems is preferred.
- General knowledge of leases, contracts, construction practices, and the ability to read architectural drawings.
- Strong organizational skills with an inquisitive mentality.
- Advanced math skills. Ability to calculate complicated figures such as percentages, fractions, and other financial-related calculations.
