As a CBRE Commercial Property Manager, you will be responsible for overseeing the operational and financial performance of a substantial portfolio of approximately 30 healthcare facilities located primarily in Hot Springs, AR, and surrounding areas including Mount Ida, Arkadelphia, and Murfreesboro, AR. This is a remote-first position, though you must reside locally near Hot Springs, AR, and will involve significant travel to all portfolio sites.
You will be responsible for the efficient operation and strategic management of these properties on behalf of our clients, serving as the primary liaison between property owners and facility operations, ensuring objectives are met and properties are maintained to the highest standards. A key aspect of this role includes being available for critical on-call emergency situations that may require immediate on-site response.
What You’ll Do:
- Manage a diverse portfolio of approximately 30 healthcare facilities located primarily in Hot Springs, AR, with additional sites in Hot Springs Village, Mount Ida, Arkadelphia, and Murfreesboro, AR.
- Act as the primary point of contact for property owners, serving as their representative to ensure all property objectives are achieved.
- Develop and manage annual operating and capital expense budgets, forecast management plans, and prepare comprehensive monthly performance reports, including variance explanations.
- Ensure all facilities adhere to strict safety and cleanliness standards, especially critical for patient environments.
- Oversee and track facility assets, maintaining accurate records.
- Review, manage, and maintain leasing documentation, contracts, and other critical property-related documents.
- Monitor tenant rent payments, ensuring timely collection.
- Prepare and deliver accurate and timely reports to property owners and executive leadership, including presentations on facility metrics and insights.
- Proactively address potential issues and take ownership of responsibilities, managing the portfolio with a business-owner mindset.
- Provide swift and professional communication via calls and emails to all stakeholders.
- Collaborate closely with facilities maintenance teams, including facility managers and building engineers, to optimize operational efficiency.
- Develop and implement programs to assist properties with emergency preparedness and recovery.
- Utilize Computerized Maintenance Management Systems (CMMS) for tracking work order status, closing tickets, and documenting completed work.
- Provide support and oversight for contract renewals and assist with legal and transactional duties as required.
- Conduct quarterly on-site inspections for each facility within the portfolio, utilizing a personal vehicle for travel (mileage reimbursement provided).
- Be available for on-call emergency situations that may require immediate on-site visitation.
- Lead by example and model behaviors that are consistent with CBRE RISE values. Influence parties of shared interests to reach an agreement.
- Apply knowledge of own discipline and how own discipline integrates with others to achieve team and departmental objectives.
- Identify, troubleshoot, and resolve day-to-day and moderately complex issues which may or may not be evident in existing systems and processes.
- At least 5 year's experience in commercial real estate property management.
- Ability to guide the exchange of sensitive, complicated, and difficult information, convey performance expectations and handle problems.
- Leadership skills to motivate team impact on quality, efficiency, and effectiveness of the job discipline and department.
- In-depth knowledge of Microsoft Office products. Examples include Word, Excel, Outlook, etc.
- Extensive organizational skills with a strong inquisitive mindset.
- A positive attitude and strong commitment to team collaboration and client satisfaction.
- Ability to respond in person to emergencies at facilities when they arise.
- Must live locally near Hot Springs, AR.
- Proficiency in professional communication (written and verbal).
- Strongly preferred to hold a valid real estate license.
