Team Description
Due to continuous demands for their expertise, we are currently expanding our Engineering Consultancy team and looking for an experienced Mechanical Engineer to join our market leading technical asset management team, on a full time permanent basis. 
With a focus on Commercial buildings, the successful candidate will focus on delivering a range of M&E Asset Engineering including: Technical Due Diligence, Dilapidations, M&E Audits, Technical/Condition Surveys, PPM/Life Cycle Costing to and range of clients. This role will suit a client facing individual with technical asset management skills. The individual must have excellent communication skills, both verbal and written; be a good team player and also able to demonstrate reliability, flexibility and initiative. The candidate must also have the ability to work under pressure to tight deadlines and be able to adapt to ever changing client and market requirements.

Role Summary
This opportunity is for a position at Associate/Senior Engineer level within a team of 15 professionals in the heart of London’s West End, among a larger department that offers a wide range of building consultancy advice.    
The candidate will predominantly be working with both internal and external investor and occupier clients ranging from international speculative investors, large PLC corporates to national/international investment funds.
The candidate will be involved across all areas of the Technical Asset Management team which will include defect diagnosis, technical surveys, planned preventative maintenance (PPM) schedules, undertaking negotiations and maintenance auditing. The tasks will be undertaken across a range of property types predominantly across London and the South East although UK. and European travel maybe required to support the wider teams.
Working independently or as part of a wider internal team to take responsibility for the management of client and project teams to deliver building surveying instructions profitability and on time.
The candidate will need to work closely with other CBRE and Turner & Townsend colleagues and departments to grow relationships and business opportunities;
Practice areas that are expected of the candidate include technical due diligence for investment and occupier purposes, dilapidations for both landlord and tenants, contract administration, refurbishment works and maintenance advice (PPMs).
The candidate will be working on a wide range of instructions and property types with an emphasis on commercial installations and operational real estate throughout the UK. The applicant must be client facing, with commercial, business development experience. Work will include but not be limited to:
  • Technical Due Diligence (TDD)
  • Dilapidations
  • Technical Advisory, Support & Management 
  • Energy Surveys & Assessment 
  • Asset Improvement Planning (De-carbonisation and Net Zero Carbon strategy)
  • Life Cycle and Planned Preventative Maintenance (PPM) schedules
  • Project Management/ Monitoring 
  • Supporting other areas of the CBRE and Turner & Townsend businesses as required



Responsibilities
  • The role will involve the successful implementation and delivery of professional building services engineering within the Building Consultancy team through the completion of a varied range of building services instructions.
  • Take responsibility for the management of client and project teams to deliver high quality and timely building services instructions profitably;
  • Deliver instructions (surveys & reports) from inception to completion with the minimum of supervision to meet the instruction objectives in accordance with company policies; 
  • Survey and reports to include but are not limited to:
  • Technical due diligence reviews of buildings (individual or portfolios) for vendors, investors and occupiers , this is to include the coordination of wider specialist consultancy reports;
  • Planned Preventative Maintenance Inspections and Reporting
  • Sustainability advice and Net Zero Carbon/ decarbonisation strategy 
  • Preparation of Schedule of Dilapidations and support the Building Surveying team in negotiating dilapidations settlements on behalf of Landlord or Tenant;
  • Preparation of dilapidations provisional assessment reports for occupiers;
  • Asset verification and life cycle plans / forward maintenance registers;
  • Preparation of performance specification documentation, running of the tender process and the contract administration of refurbishment projects;
  • Comply with T&T PJM/CBRE’s policies and management system;
  • Work in compliance with Quality Management Procedures;
  • To positively contribute to the wider Building Surveying business plan and revenue targets to assist in achieving its objectives.
  • To develop client relationships with existing customers and explore opportunities for future business.
  • To identify business opportunities for Engineering Consultancy delivered either as part of the Asset Engineering services or stand alone.


Qualifications, Skills & Experience

Qualifications
Essential Experienced Asset Engineering Engineer (Building Services) ideally with technical asset management skills and an understanding of design.
Qualified to at least HNC/HND level 
Desirable Ideally will hold a relevant Mechanical or Building Services Engineering degree or equivalent, Chartered status desirable

Be able to provide concise and clear written communication
Be sociable and an outgoing team player who deals effectively with colleagues and clients 
Be confident and assertive where required but understands and appreciates the importance of using discretion
Be proficient with Microsoft Office and Windows applications 
Have a clean driving licence 

Desirable - Be sustainability minded with a passion and focus for new technology and decarbonisation 
Willingness to travel within Europe
Experience
Essential  - Have experience of working within an engineering or property consultancy team with a focus on building services
Have a sound understanding of mechanical, electrical, life safety and public health installations and an ability to assess their condition
Have experience working with and/ or managing technical, specialist contractors 
Desirable Have a network of M&E supply chain and industry contacts 
Have significant experience within the commercial M&E industry
