The Leasing Manager will be responsible for the leasing, marketing and lease management activities of the shopping mall including implementing strategies to maximise rental and occupancy within the retail mall. He / she will report to Centre Manager of the property.
 
Responsibilities would include the following:

Leasing and Retail Mix Strategy:
  • Work with the Management Council on determining the theme of the mall
  • Plan and implement tenancy & trade mix for a retail mall to enhance the image and maximize footfall
  • Reach out to potential tenants and maintain tenant mix based on the decided mall theme and established by-law on restricted businesses
  • Draw in anchor tenants
  • Maintain up-to-date knowledge of retailers, new trends, current competing & new retail developments and all macro/micro data affecting the retail sector
  • Conduct market and competitor analysis
  • Develop strong relationships with a network of retailers and source for new market concepts
  • Monitor all terms of current leases including meeting and evaluating suitable prospects/concepts for vacant/potentially vacant unit/s
Advertising and Promotional Strategies:
  • Initiate and oversee marketing plans and project
  • Source for and work with external vendors for larger scale A&P events
  • Create value for shoppers through developing and implementing campaigns and events
  • Prepare and maintain the A&P budget with timely reporting to client

Communications with Residents/ Retail Tenants/ Landlords/ Public:
  • Establish and maintain communication platforms with residents, retail tenants and all landlords to build rapport and ensure good relations
  • Handle feedback/enquiries from the above or prospects/public
  • Ensure tenant’s compliance to by-laws and rules to co-exist peacefully with other tenants
  • Responsible for tenant management which includes maintaining tenants’ contact, working through solutions to meet requests, visit tenants on a regular basis, plan and implement customer care programs and events

To be successful in this role, you need to have at least 5 – 7 years of experience, with 3 – 5 years of retail leasing experience in Single Owner shopping mall and Strata Titled shopping mall including those with one owner owning majority of the shops and many individual owners owning one or a few units. If you have a CEA license, this is a strong advantage. Strong communication and interpersonal skills to work with landlords, tenants of the shopping mall and residents at the residential units.
