About the Role:
CBRE offers a wide range of facilities management services delivered through a fully integrated platform that is flexible, comprehensive and complete. The flexibility in the service offer enables customers to tailor services to fit not only their needs but also the operational model that is adopted at the facility.
Candidates will be interviewed for qualifications. Factors to be considered include prior work experience and depth of knowledge via interview results.
Essential Duties and Responsibilities
Serves as a lead Stationary Engineer operating and maintaining stationary engines and equipment such as steam engines, boilers, air compressors, generators, turbines, and refrigeration equipment.
Directs daily activities and supports vendor requirements.
Distributes PMIs, directs and supports Watch Engineer activities, and reviews BSR completion requirements.
Performs Stationary engineer duties as needed.
Responds to Fire Brigade calls.
Records data (temperature, hours of operation, fuel consumption, water levels, etc.), reading dials, gauges, and manuals.
Observe, set parameters and make control modifications to all plant equipment, alarms, fire detection system, via computer software and building automation systems.
Responsible and knowledgeable of high voltage / switch gear.
Performs electrical circuit switching without supervision.
Analyze maintenance problems including emergencies and coordinates activities regarding repairs.
Must be proficient in all plant systems (i.e. boilers, chillers, HVAC electronics, building automation systems, high voltage electrical, switch gear, and all types of lab systems.
Must be knowledgeable of all building automation control systems.
Performs trending, point changes system troubleshooting, and performs additional tasks and functions as required.
Must be capable of diagnosing and making repairs in the field. Applicants must have working knowledge of computers and the ability to learn and operate new state of the art computer functions.
Additional factors: Rotating shift work is required.
Maintains shift coverage as needed.
Coordinates equipment repairs and troubleshooting with the Sr. Maintenance Mechanic HVAC, Supports data center equipment maintenance repairs and daily equipment inspections.
Ensure all required forms to be filled out per the direction of management and data center requirements respond to MERT & Fire Brigade calls.
Adjusts manual controls or overrides automatic controls to start or shut down equipment.
Conducts safety tests and periodically inspects repairs, adjusts, and lubricates equipment.
Performs preventative maintenance of equipment as required using hand and power tools.
Records and reports actions taken and feeds chemicals and caustics into systems and devices.
Performs water treatment test - Observes the results of water titration tests.
Follows all CBRE and regulatory agency policies and may be required to hold a license issued by a state or municipality that restricts the kinds of equipment operated to specified types and sizes.
Operates a computer, telephone, and maintenance tools and equipment.
It is agreed that the qualifications for Stationary Engineer at the Murray Hill, New Jersey location will include the possession of a NJ Steam Blue Seal Operator's License.
