About the role

The Project Manager, Commercial Tenant Improvement will manage various commercial T.I. projects for our professional services sector client across their United States portfolio.

Duties will include, but are not limited to conceptualization, budget development, scheduling, procurement, managing third party vendors and client vendors to execute design and construction, financial reconciliation and project close out. Typical projects will consist of Commercial Office Space Renovations and will include Design coordination, Construction, Restacks, Decommissioning, AVI, IT, Furniture, Move Management, and Post occupancy.

This is not a remote role. The selected Project Manager will need to be able to work onsite as well as travel 25% to various locations to support projects per the client’s requirements.

What you’ll do

Manage all facets of project management (budget, schedule, procurement, quality & risk) for individual projects including planning, design, construction, occupancy and closeout.

Demonstrate capability to read, understand and apply standard to complex documents affecting real estate projects, including but not limited to: agreements/contracts, leases, work letters, project charters, surveys and drawings.

Collaborate with clients to define project requirements and provides regular updates to the client throughout the entire project. The majority of projects are lease driven and can be a renewal or a relocation and include anything from tenant improvements to restacks. In this role you will handle various types of projects at one time.

Create and manage project schedules and meet deadlines. You will manage between 5 to 10 projects at any given time. Projects can range up to $2 million in value.

Able to present scope of work and action plans with internal and external people to meet the project’s objectives.

Identify project delivery resources from pre-qualified lists or through individual project qualification process; conducts standard to sophisticated request for proposals; completes bid analysis; leads evaluation interviews, recommends resources to clients.

Lead third party resources/team (typically larger more experienced team) providing project mentorship and direction to achieve project goals.

Implement communication plan for meetings and written reports/meeting minutes to keep client and project resources advised. Facilitate project meetings.

Implement project documentation governance aligned with company and client requirements. Ensure project data integrity and documentation is accurate, timely and coordinated.

Track progress of each project against goals, objectives, approved budgets, approved timelines. Reports status and variances. Create action plans to meet objectives, budget and schedule.

Implement change management routines to assess change requests, make recommendations, secure client approvals, and issue change orders. Assesses change requests to determine impacts to scope, budget, schedule, quality and risk.

Demonstrate ability to identify complex project risks, lead constructability reviews, develop risk mitigation and contingency plans, and implement action plans to reduce or eliminate project risks.

Demonstrate a knowledge of projects & project management within the context of business results (business case, larger economic implications, business risk, etc.)

Manage internal and external team members on any given project to achieve goals. A typical project can include; Security, IT, Audio Visual, Corporate Real Estate, Design team, Furniture team to external General Contractor, cabling, Sound Masking, furniture installer, furniture supplier deliveries vendors and mover.

Facilitate client and vendor meetings regarding project matters.

Ability to craft RFP's for desired work scope needed. Bid vendor scope, bid leveling and contract execution through invoice close out.

Travel within the US is required based on the project locations assigned. Travel is approximately up to 25% but can increase or decrease depending on project specifics.

Desired candidate can work autonomously.

What you’ll need

Bachelor's degree (BA/BS) from four-year college or university and a minimum of six years of related experience and/or training is required. demonstrated ability in managing multiple projects in various phases of implementation is desired.

Knowledge and experience with construction documents and a baseline understanding of MEP plans is preferred.

Previous Interior renovation and construction project management experience and proven experience with Design and Construction is strongly desired.

Basic understanding of system furniture, structured cabling and move management strongly desired.

Experience with small to large office relocations, 2nd generation fit outs and restack/multi-phased projects is highly preferred. Understanding of corporate design is helpful.

Ability to write reports, manuals, speeches and articles using distinctive style and effectively respond to sensitive issues, complex inquiries or complaints from clients, co-workers, supervisor, and/or management.

Ability to make effective presentations on general topics to an internal department, large group of employees, clients, and/or management. Ability to empower groups to achieve desired action.

Ability to forecast, prepare and track budget to actuals. May conduct complex financial/business analysis including the preparation of reports.

Ability to troubleshoot problems and deal with a variety of options in varying situations.

Proficient skills with Microsoft Office Suite including MS Project. Ability to read and understand architectural drawings. Ability to comprehend MEP plans. Knowledge of basic lease language, contracts, and construction practices. Design background is helpful.

Colorado Equal Pay Disclaimer

The minimum pay for this position is $100,000 annually and the maximum pay for this position is $120,000 annually The compensation that is offered to a successful candidate will depend on the candidate’s skills, qualifications, and experience. Successful candidates will also be eligible for a discretionary bonus based on CBRE’s applicable benefit program.
