Purpose of the Job
CBRE Global Workplace Solutions, leading global provider of integrated facilities and corporate real estate management, are recruiting a Lead Engineer to join the team located in Cambridge.
This role will form part of the Site Team who provide first line support for all reactive calls as well as planned maintenance for all M&E Services on site.
The Client is a global life sciences business at the forefront of developing life-changing medicines for over 30 years. The site is the Regulatory office for the UK business, so is a visible and high-profile site demanding a meticulous eye for detail, strong communication skills and efficient site operations.
Key Responsibilities
1. Ensure that routine maintenance is carried out to all M&E plant to meet and exceed expectations and agreed service level agreements. Includes but is not limited to boilers, chillers, pumps, AHU’s, Lighting Systems, Leak Detection etc.
2.mEnsure that Evaporative Cooling Systems and Domestic water systems are maintained to comply with the requirements of the L8 standard.
3. Conduct preventative maintenance and fault diagnosis and manage the corrective action and reports/quotations required.
4. Support and facilitate technical sub-contractors during planned or reactive service visits and minor works while ensuring they confirm to the site procedures and agreed risk assessments & method statements.
5. Responsibility of completion of works orders within their Service Level Agreements
6. Undertake daily plant walk rounds to note and proactively repair any defects and to maintain plant rooms in a clean, tidy and safe condition.
7. Manage, rectify and record defects through the CAFM System to ensure SLA Timeframes are always met.
8. Provide rapid and effective response to customer and helpdesk requirements.
9. Review RAMS (Risk Assessments and Method Statements) and sub-contractor competencies before work permits are authorised. AP experience would be advantageous.
10. Escalate any issue that would affect the availability, health and safety and security of the site.
11. Ensure compliance with Health and Safety requirements. Including regular hazard/ incident reporting.
12. To provide support to the wider CBRE Engineering Team in the event of an emergency call out of hours
13. Support and work occasional out of hours maintenance work through overtime on agreed in advance dates.
14. To support in providing cost information for Extra Works/ Projects on site.
15. Ensure that suitable spares are available to carry out maintenance.
16. Ensure that comprehensive maintenance records are kept.
17. Attend and participate in any relevant training courses including client mandatory processes.
18. Support in the drive for innovation & sustainability initiatives as directed by the central management team.
19. Ensure a professional image of CBRE Managed Services is presented to clients and visitors and ensure excellence in customer service is delivered and promoted at all times.
20. Carry out any other tasks as are reasonably required by line management
Accountabilities
Reporting to the CBRE Workplace Manager
Accountability to the CBRE functional heads, as appropriate.
Accountable day-to-day to the relevant client contacts.
