JOB SUMMARY  

ESSENTIAL DUTIES

  • As an extension of the client’s corporate real estate team, the TMC acts as one of their primary contacts who will support the Account TM on all RE matters related to the client
  • Lease administration responsibilities that include reviewing critical dates and contractual obligations, market benchmarking, rent checks etc.
  • Support in transactions when it comes to lease renewals, relocations, subleasing, space surrender, reinstatements, divestments etc.; coordinate with brokers, perform lease review and documentation till agreement execution based on processes defined by the client
  • Maintain periodic reporting mechanism i.e. WIP tracker, lease database system (internal software tools), excel sheets, presentations as per client guidelines
  • Prepare approval/supporting documents, business case studies, market report and cash flow analysis for relevant sites and participate in weekly reviews with the client’s corporate real estate team and circulate minutes of meeting
  • Conduct monthly invoicing and documentation process by liaising with internal teams (Finance and Account Payable team)
  • Develop healthy relationship and good communication channel with client’s internal or external stakeholders, including but not limited to Corporate Real Estate, Legal, Finance, Projects and Facilities Management, IT, Audit, Admin etc.
  • Preparation of budgets for all Property Operating Expenditures (POE) annually. Manage divesture, property tax activities by working alongside appointed consultants.
  • Ensure governance to client’s standard operating procedures (SOPs), due diligence processes, playbooks and monitor activity of brokers to ensure compliance to client’s protocols.

QUALIFICATIONS  

  • Minimum Bachelor’s Degree or equivalent
  • Preferred experience in transaction management and lease administration
  • At least 3 to 4 years’ experience in the RE industry
