JOB SUMMARY
Responsible for coordination of project specific tasks including tracking of project documents, budget updates, invoice processing and tracking, monthly reporting and document preparation.


ESSENTIAL DUTIES AND RESPONSIBILITIES

Budget update, tracking and reconciliation.

Cost tracking – Contracts, Purchase Orders, Amendments, Change Orders and Scopes of Work.

Cash flows – monthly status and updates.

Invoicing – Company invoice preparation, submitting Vendor invoices and tracking payment of all invoices.

Monthly Reporting – assist with the financial information to be included in the monthly reports.

Accounting – Coordination with Client’s accounting personnel and requirements.

Other duties may be assigned.


SUPERVISORY RESPONSIBILITIES
No formal supervisory responsibilities in this position. May provide informal assistance such as technical guidance and/or training to coworkers. Provides guidance to contractors and design team.



QUALIFICATIONS

EDUCATION and EXPERIENCE
Bachelor's Degree, with business, engineering, or architecture background preferred. 3-5 years of direct experience in commercial real estate construction and/or development may substitute for a technical degree.

CERTIFICATES and/or LICENSES
None required.

COMMUNICATION SKILLS
Ability to comprehend and interpret instructions, short correspondence, and memos and ask
clarifying questions to ensure understanding. Ability to write reports and correspondence. Ability to respond to common inquiries or complaints from clients, co-workers, and/or supervisor. Ability to effectively present information to internal or external constituents.

FINANCIAL KNOWLEDGE
Requires basic knowledge of financial and real estate terms and principles. Ability to calculate figures and percentages.

REASONING ABILITY
Ability to understand and carry out general instructions in standard situations. Ability to solve problems involving several options in situations. Requires basic analytical skills.

OTHER SKILLS and/or ABILITIES
Excel, Word, Project (or similar) and Keynote

SCOPE OF RESPONSIBILITY
Decisions made with general understanding of procedures and company policies to achieve set results and deadlines. Errors in judgment may cause short-term impact to co-workers and supervisor.
