JOB SUMMARY

The purpose of this position is to manage operations, infrastructure, and strategy for a high-tech real estate portfolio. Provide technical support and strategic leadership to improve reliability and innovate for the future of real estate. Development of policies and procedures pertaining to building automation systems, digital engineering, design standards, mechanical and electrical systems, and critical infrastructure. Performance Management of mechanical, software integration and asset maintenance staff/systems. This role reports to the SR. Director of Real Estate and Facilities and frequently engages to other senior leaders to improve delivery and solve client problems.

ESSENTIAL DUTIES AND RESPONSIBILITIES

Provide leadership and technical expertise pertaining to building automation systems, digital engineering, software integration, and implementation of Internet of Things (IoT) strategies in a real estate portfolio.

Strategic direction for the implementation of artificial Intelligence, machine learning and IoT devices within an existing real estate portfolio.

Provides support for long term lifecycle replacement and capital planning of all digital assets, incorporating product roadmaps and innovation developments.

Supports business leaders in RFP reviews and awards regarding technology and innovation.

Oversees programmatic development of technology standards and guidelines ensuring routine updates and inclusion of most current innovations

Provides strategic leadership and guidance implementing new technologies across business lines and supports the change management process to ensure adoption.

Supports clients efforts to develop and test internal products and evangelize them with other business lines and leaders

Supports clients outward customer events and engagements as needed to showcase innovations and technology development of client products.

Advises client and account stakeholders regarding Energy, Sustainability and Environmental efforts as aligned to innovation roadmap and technologies available to support goals

Provides leadership in account goal development regarding areas of expertise

Oversees development and execution of overall campus operations.  Supports escalation of client impactful events and communicates with senior client partners in a timely fashion regarding operational impacts.

Partners with HSE organization to ensure operational compliance.  Advises on application of technologies and supervises organization implementation of tools to mitigate HSE compliance issues.

Responsible for business unit’s financial performance in an account.

Provides recommendations for tactical and strategic planning. Assists in acquisition underwriting and due diligence.

Responsible for new business development, including identification of opportunities, client solicitation, proposal development, and presentation.

Anticipates and responds to client’s needs.

Supervises the planning, budgeting and control of operating and capital expenditures.

Oversees and approves the calculation of all special billings. Supervises the preparation of annual budgets, forecasts, management plans, monthly performance reports, and variance reports.

Ensures the delivery of accuracy, timely, and complete reports.

Performs regular inspections of properties. Performs regular inspections of properties. Recommends and directs alterations, maintenance and reconditioning of properties as necessary.

Other duties as assigned.


QUALIFICATIONS

EDUCATION and EXPERIENCE  

Bachelor's degree (BA/BS) from four-year college or university and a minimum of eight years of related experience and/or training. Master's degree (MA/MS) preferred. Previous supervisory experience required.


CERTIFICATES and/or LICENSES  

Professional designation such as CPM, RPA, or CCIM preferred. Active real estate license may be required. Professional Engineer (PE) license may be desired.


COMMUNICATION SKILLS  

Ability to comprehend, analyze, and interpret the most complex business documents. Ability to respond effectively to the most sensitive issues. Ability to write reports, manuals, speeches and articles using distinctive style. Ability to make effective and persuasive presentations on complex topics to employees, clients, top management and/or public groups. Ability to motivate and negotiate effectively with key employees, top management, and client groups to take desired action.


FINANCIAL KNOWLEDGE  

Requires in-depth knowledge of financial terms and principles. Reviews complex financial/business analysis and reports prepared by subordinates. Ability to analyze the most complex business/financial data and develop innovative solutions. Develops and implements financial policies and procedures. Approves and oversees department budget.


REASONING ABILITY  

Ability to solve advanced problems and deal with a variety of options in complex situations. Requires expert level analytical and quantitative skills with proven experience in developing strategic solutions for a growing matrix-based multi-industry sales environment. Draws upon the analysis of others and makes recommendations that have a direct impact on the company.


OTHER SKILLS and ABILITIES  

Intermediate skills with Microsoft Office Suite, Outlook, and intranet/internet. Ability to use work order system.

Working knowledge and understanding of architectural, electrical and mechanical systems. Understanding of leases, contracts and related documents.


SCOPE OF RESPONSIBILITY  

Decisions made with in-depth understanding and interpretation of procedures, company policies and business practices to achieve complex results. Responsible for setting project, department and/or division deadlines. Errors in judgment may cause long-term impact to line of business and/or overall company.


SAFETY

1. Complete all required and assigned HSE training at a satisfactory level,
2. Follow all activity policies and procedures, including all HSE-related requirements at all times,

As a Manager:
1. While adhering to all HSE requirements established for CBRE employees, supervisors and managers are additionally required to:
a. Provide sufficient distraction-free time for employees to complete all required HSE training & support the HSE training program implicitly,
b. Investigate and resolve (if possible) all reported unsafe conditions / acts and communicate results back to the affected stakeholders,
c. Support "stop work" authority when it is exercised in good faith,
d. Communicate any / all potential workplace hazards and workplace procedures.
