JOB DESCRIPTION
CBRE Investment Management is seeking an Asset Manager to independently manage 6-9 multifamily assets in Core Strategies and Value Add funds. Responsible to develop, implement and monitor progress of investment strategy for each asset throughout property life cycle, report progress to portfolio management team and assist acquisitions team with underwriting and due diligence review.
RESPONSIBILITIES
Develop, implement and monitor investment strategy for each asset
Develop annual budgets and business plans
Prepare quarterly reports and review quarterly appraisals
Complete hold/sell recommendations annually
Develop and oversee implementation of capital plans for each property
Review monthly financial performance of each asset
Manage disposition process from BOV to closing
Analyze rental rates and market conditions; implement strategic marketing plan and monitor effectiveness
Support the Multifamily Acquisitions Team in the analysis of investment opportunities
Perform other projects and responsibilities as needed by the Americas team
QUALIFICATIONS
Bachelor’s Degree (industry certificates, designations and licenses a plus)
6-8 years of Multifamily direct asset management experience
High proficiency in MS Office Suite (Excel, PowerPoint and Word)
Strong analytical and problem-solving skills
Experience directing activities of third-party management providers
Initiative, leadership, team-building skills and ability to meet deadlines
Organized with ability to manage multiple tasks in a dynamic, team environment
Ability to travel to assets as needed
COMMUNICATION SKILLS
Ability to comprehend, analyze, and interpret the most complex business documents. Ability to respond effectively to the most sensitive issues. Ability to write reports using distinctive style. Ability to make effective and persuasive presentations on complex topics to employees, clients, top management and/or public groups. Ability to motivate and negotiate effectively with key employees, top management, and client groups to take desired action. Excellent written and verbal communication skills in English.
FINANCIAL KNOWLEDGE
Requires in-depth knowledge of financial asset and portfolio terms and principles. Reviews complex financial/business analysis and reports prepared by subordinates. Ability to analyze the most complex business/financial data and develop innovative solutions. Develops and implements financial policies and procedures.
REASONING ABILITY
Ability to pro-actively solve advanced problems and deal with a variety of options in complex situations. Requires expert level analytical and quantitative skills with proven experience in developing strategic key asset/portfolio/management solutions. Draws upon the analysis of others and makes recommendations that have a direct impact on the client.
OTHER SKILLS and/or ABILITIES
Advanced computer software application (Microsoft Excel, Word, PowerPoint, Outlook, etc.) and Internet navigational skills.
Strong interpersonal and organizational skills with ability to manage multiple projects and type of clients simultaneously.
Proficiency with Argus AE software preferred
Being supportive to rise equity, pitch to clients and achieve (AM) mandates.
