CBRE Global Workplace Solutions is a leading global provider of integrated facilities and corporate real estate management. We are recruiting now for a Critical Services Manager to join the team located in Canary Wharf.

Purpose of the job

The engineering service manager will be expected to Familiarise him or herself with all aspects of administrative and engineering of State Street occupied buildings in general his/her responsibilities will be to carry out efficient running of the critical and non-critical services and associated functions. This is a key appointment within the portfolio and will require the individual to be strong hand related to engineering and demonstrate execution of the administrative systems. His/her responsibilities are within the operation of the building management systems (BMS),Standby HV generators, uninterrupted power supplies, electrical HV/LV networks, HVAC Systems, Critical cooling, trading floor facilities and other critical and non-critical services installed within the contract. He/She must have the ability to communicate to the users on all aspects of problems/complaints associated with the electrical and that are provided and supported through the engineering services maintenance contract ensuring the delivery of these services as a part of a contract team both financially and operationally business continuity and compliance with State Street process and procedure at all times this include and not limited to compliance with the local authority, statutory requirements and any other code of practice

Key responsibilities

Provide leadership, and that contractual commitments are met and exceeded.

Ensure that opportunities for the strategic development of the contract are exploited, to deliver increased turnover and profitability, ensure additional services and projects are added, and contracts are re-won on re-tender.

Ensuring business policies and processes are effectively communicated and implemented within the contract.

Ensure the provision of healthy and safe working conditions and that both clients and Company health and safety policy and process is effectively implemented across both CBRE and subcontractors activities and are regularly review.

Ensure optimum staffing structures operate across contracts, balancing cost reduction with the delivery of service excellence. Ensure structures support peaks and troughs in workload, and disaster recovery.

Ensure contracts are staffed by fully competent teams, ensuring post holders are fully competent, and that effective succession planning arrangements are in place.

Working with other Operational managers to ensure the collaborative development of the business, effective team working, and support to colleagues.

Development of contract financial plans for revenue and profit delivery, reduction of WIP, debt, cost reduction and contract growth, and ensure that these are met and exceeded.

Ensure appropriate control systems to ensure statutory, policy and contractual commitments are met.

Ensuring customer focus within all areas of operational activities and that effective relationship are maintained with key client contacts.

Promoting and maintaining the core Values of CBRE.

Accountabilities

Responsible for day to day supervision, operations and maintenance of all electrical and mechanical plant services primarily PPM and reactive works.

Daily management of engineering team –day and shift engineers

To direct, instruct and supervise all contractors as well as subcontractors, insuring staff compliance with working practice.

Ensure the collection of the weekly building loads readings and carry out load assessments on UPS, HV/LV systems, reporting any major inconsistencies or abnormalities.

To insure the shift log system is updated and complete and the subcontractor visits are logged and any major incidents /problems are attended to.

 To complete monthly and quarterly engineering report insuring that significant events or activities as well as areas of concerns are noted in the report.

Ensure that all matters that have impacted the smooth running of the building and the facilities are immediately reported to senior management throughout the complete escalation procedure

Training             

Minimum five years supervisory / managerial experience.

17th / 18th edition Regulation.

HV Authorised.

Good all-around technical ability in critical environment.
