The Transaction Manager is an ideal role for someone with experience in real estate transactions (acquisitions, dispositions, leasing),  strategy, deal, or project consultancy, or with a capital markets background who is able to provide both analytical and creative value oriented solutions to a large real estate portfolio. A business background and communication skills are a must. The individual must be self-motivated, commercially minded, and thrive working in a highly collaborative, team based and dynamic environment.  
 
Role Purpose

The Transaction Manager will be a part of one of CBRE’s top contracted occupier accounts working with the Director of Transactions to execute the occupier’s transaction strategy across the UK and Europe. Additionally, they will be engaged and embedded working directly with the client to identify value opportunities across their European property portfolio leveraging our team of CBRE experts across our commercial real estate platform. The autonomous nature of the work, exposure to all facets of commercial real estate, and unique variety of projects add to the overall experience.
 
The five main functions of the Transaction Manager include:
 
Driving transactions (acquisitions, leasing, dispositions) to completions across the client’s real estate portfolio;
Engaging with local market brokers to ensure the Standard Operating Procedures are fully met in each deal;
Offering a combined strategic perspective of market, portfolio, transactional, and corporate real estate knowledge;
Financial, market, and portfolio analysis;
Preparing presentations and financial analysis to inform the client;
 
A real estate background and experience is not a must but is a benefit. If you are highly analytical, commercial, and are interested in joining the real estate industry the Transaction Manager position could be a fit.

Key Responsibilities
 
As a Senior Surveyor / Senior Consultant you will support and/or take the lead on a variety of complex analyses used in the development of deliverables focused on a range of office, retail, and industrial deals in close support of CBRE's clients.
Coordination of field resources and other stakeholders in the execution of lease renewals, rent reviews, new site acquisitions, disposal of surplus space by way of assignment, subletting, surrender or sale in the case of owned assets. 
Working with the account and the client’s approval process and implementing the agreed transaction strategies
You will prepare financial (P&L / Cash Flow) and other analysis for a range of client deliverables, including acquisitions, dispositions, and leasing.
Experience in conducting analysis and due diligence in terms of transactions, consulting, contract negotiation.
In addition, you will provide detailed analysis to identify and support optimisation initiatives across a spectrum of real estate related activities including organisational design and management practices.
You will work closely with other members of the CBRE Advisory & Transactions team, including Portfolio Strategy, Location Advisory, Capital Projects, Capital Markets, Workplace, Occupancy Planning and Change Management, integrating their data and expertise into a comprehensive client deliverable.
 
Person Specification/Requirements
 
To be considered for this role you must have experience of minimum 2 years’ experience in an analytic role previously, preferably real estate, commercial consultancy, strategy, transactions, or capital markets.
Ability to understand the client requirements and tailor deliverables for each specific project, large or small.
Highly numerate and analytical, with understanding of cash flow, balance sheet and P&L workings
Demonstrable experience of working in a corporate account
Experience in change management and transition management is a benefit as many solutions involve altering the traditional ways of thinking and/or working.
Must have a practical working knowledge of financial terms and principles
High communication skills at all levels across internal and external teams
Experience of the Real Estate sector is of benefit, but NOT essential
An active and inquisitive mind is important to develop our value-add transaction offering
Good interpersonal skills with an ability to work and communicate with stakeholders at all levels, and often stakeholders outside of the U.K.
Ability to work independently and self-solution via internal and external resources
Strong report writing and client facing skills are integral to the role
Good/advanced skill level of usual Microsoft Office applications, particularly Excel and PowerPoint
