Sr. Project Manager/Associate Project Director - Changhua

Job Description:

  • Manage all phases of project management including design, permitting, construction, occupancy, quality control, contract, budget/invoice and schedule management
  • Interface with clients to define project requirements
  • Draft, edit & update the Project Execution Plan and its components, often being asked to create persuasive presentations that meet the project’s objectives
  • Bid/negotiate all vendor contracts
  • Create and manage detailed project schedules
  • Create and manage detailed project budget together with your assigned cost management team
  • Track progress of projects against goals, objectives, timelines, and budgets, and generates reports on status
  • Monitors expenses to ensure they fall within the prescribed budget
  • Manage all facets of project design, permitting, construction, and occupancy
  • Manage project team by providing direction and leadership
  • Facilitate client meetings regarding project matters
  • Lead weekly project coordination meetings including keeping & issuing meeting minutes
  • Work closely with other functional areas of the organization, project contractors, internal team members, external collaborators, landlord representative, fed/state/local agency representatives, customers, and suppliers
  • Manage escalations between vendors and client stakeholders
  • Ability to travel and stay on job sites on a regular basis in numerous, remote locations to manage projects and project teams
  • Must work well in a fast-moving, high expectation working environment, with the ability to problem solve and or value engineer at any point in the project life cycle, especially unexpectedly
  • Must excel in environments with a high degree of autonomy and independence
  • You’re equally at home explaining your team 's analyses and recommendations to executives as you are discussing the technical trade-offs with engineers

Main requirements:

  • Need to be station at Changhua County, Taiwan.
  • BA/BS degree in Construction Management, Civil Engineering, Construction Economics, or other technical field or equivalent practical experience
  • 7-10 years of relevant work experience (engineering, construction. or procurement)
  • Experience in real estate construction management, real estate development, planning, execution, and process improvement
  • Understanding of capital delivery processes, lean processes (Value Stream Mapping, Pull Planning, etc.)
