· JOB SUMMARY
Assure the effective functioning of soft service and hard service to provide an efficient and safe working environment for site employees and their product activities by using best business practices to manage resources, services and processes to meet the needs of the client.
Deliver the planned financial result by driving process & cost efficiency.
· ESSENTIAL DUTIES AND RESPONSIBILITIES
ü Implement best practice processes to achieve team KPI and increase efficiency
ü Provide prompt response to requests and issues from client.
ü Be responsible for allocate and manage facility space for maximum efficiency
ü Plan and manage facility soft services such as reception, security, cleaning, catering, waste disposal, fleet, green and parking
ü Manage and review service contracts to ensure facility management needs are being met
ü Check completed work by contractors, ensure delivery schedules, quantity and quality criteria are met
ü Generate and present regular reports and reviews of facility-related budgets, finances, contracts, expenditures and purchases
ü Develops and maintains positive relationships with clients. Attends client meetings.
ü Coordinates, oversees and/or manages repair and maintenance work assignments performed by technicians, vendors and contractors performing building maintenance, landscaping and janitorial work. Reviews work orders to ensure that assignments are completed.
ü Ensure site FM operation in compliance with EHS standards and regulation/industrial code.
ü Responsible for facilities inspections and reports.
ü Manage day-to-day purchase activities in line with company purchase policy.
ü Coordinates and manages moves, adds and change activities.
ü Obtains and reviews price quotes for the procurement of parts, services, and labor for projects.
ü Develop and implement a facility PM management program including preventative maintenance and life-cycle requirements
ü Manages minor capital projects. Prepares capital project planning and operating budget
ü Be responsible for vendor management and trains vendors on work procedure, EHS and billing procedures. Responsible for invoice processing and accuracy of cost center coding.
ü Manage site team in a systematic approach through goal setting, performance tracking, feedback, training, motivating, etc.
ü Plan and build up the facility management procedure system, including O&M procedure, Contingency, Escalation, etc.
ü Coordinates, oversees and/or manages repair and maintenance work assignments performed by technicians, vendors and contractors performing building maintenance, landscaping and janitorial work.
ü Other duties may be assigned.
