JOB SUMMARY 

Manage regional delivery team for the development, communication, and deployment of occupancy analysis, migration plans and move plans resulting in efficient use of buildings.  Enact defined workplace objectives, implement operational processes, and deliver innovative solutions to maximize the value to the business while aligning with Workplace and Real Estate Functions, client's Business requirements and Real Estate business and portfolio priorities.

ESSENTIAL DUTIES AND RESPONSIBILITIES
  • Manage and guide all aspects of the delivery of work space and productive environments. Develop strategic plans highlighting gaps and opportunities for the optimization of workplace portfolio
  • Establish firm professional relationships with business areas to enable understanding, advising and influencing future business decisions. Develop a familiarity with the enterprise, key contacts and an expertise with the internal processes of assigned business groups
  • Collaborate on communication strategies for key stakeholders within aligned business groups
  • Oversee onboarding, offboarding and move planning for all of APAC. A separately managed FM team will oversee the move execution.
  • Launch and manage our Space Captain program in APAC
  • Conduct monthly and quarterly business reviews with the client
  • Coordinates regional level solutions with team based on program data. Works with key business liaisons to develop and validate program data
  • Develop and maintain site/regional supply/demand trend reporting to Inform strategic planning and capital planning decisions
  • Support the development and implementation of occupancy and space utilization strategies to improve knowledge of how space is used
  • Deliver assigned account and business group reports at pre-determined frequencies; schedule and facilitate meetings as needed
  • Manage the APAC Occupancy team to ensure delivery of best practice 
  • Develops, maintains and provides reports, including agreed critical success factors or KPIs, on measures of work environment efficiency, effectiveness and function
  • Mitigate disruption and optimize on delivery of emergent space requirements
  • Ensure agile working principles are considered and deployed for every opportunity. 
  • Ensure excellent communication with clients and key stakeholders, be the subject matter expert on workplace occupancy
  • Foster a continuous improvement culture across the occupancy planning team, identifying and implementing business improvement and cost saving initiatives
  • Carry out all duties in accordance with the client and CBRE governance and standards
  • Support the client and CBRE Global Lead in delivering a best practice focused occupancy management service 
  • Perform additional job duties as requested
REQUIRED SKILLS, KNOWLEDGE, ABILITIES
  • Bachelor’s degree (BA/BS) from a four-year college or university in related field. A minimum of 5 years’ experience directly related to the delivery of strategic Real Estate and Occupancy planning services, or equivalent combination of education and experience. 
  • Previous experience of presenting, negotiating and influencing senior business leaders
  • Effective at gaining trust and confidence with stakeholders, understanding and addressing priorities to enable business objectives
  • Ability and desire to drive solutions, problem solve and to work and lead in a fast-paced/dynamic organization
  • Ability to understand and be responsive to client’s physical and business requirements
  • Experience taking a company from a 1:1 seating to a shared seating environment. 
  • Ability to develop desk sharing ratios and to obtain business requirements while collaborating with Change Management and Communications Teams 
  • Understanding workplace, financial and organizational capabilities to effectively interpret client input into projects
  • Evidenced proposal presentation/business cases with comparisons with visualisation of reporting using Google Slides and Google Docs using Excel and PowerPoint at minimum. Base reporting and quality assurance will be managed through analyst roles
  • Have sound knowledge of workplace key information and it’s use in analysis including capacity, headcount, utilization/presence and the impact on planning
  • Have sound knowledge of utilization study best practices including sensors deployment and analysis in conjunction with the analysis of WiFi/badge/meeting room data. 
  • AutoCAD experience will be beneficial but not essential
  • Management of staff development plans, training and performance including appraisals and disciplinaries

  • Previous experience of presenting complex information to senior stakeholders
  • Ability to write reports, prepare quality presentations and effectively lead discussions; ability to engage in active listening and effectively interact with clients and stakeholders at all levels
MATHEMATICAL SKILLS
Ability to apply concepts of basic algebra and geometry to practical situations

REASONING ABILITY
Ability to solve problems and deal with a variety of options in varying situations and ambiguity; requires analytical and quantitative skills

KNOWLEDGE REQUIREMENTS
  • Supply / Demand Principles; Space Planning and Forecasting
  • High Level Understanding and appreciation of Real Estate, Project Management, Planning, Move Management and Facilities Management
  • Business acumen with an understanding of operational impact related to actions/decisions
  • Teaming/Consultant and Customer Service skills
  • Critical thinking and problem solving; Risk Identification and Analysis
  • Awareness of Health & Safety and other legislation in respect of accommodation planning (occupancy capacities, fire escapes, facility provisions etc)
OTHER SKILLS and/or ABILITIES
  • Microsoft Office Suite including PowerPoint, SharePoint, Visio and Excel
  • Ability to self-motivate and drive others towards clearly defined goals
  • Ability to document processes, procedures and best practices
  • Ability to develop partnerships and manage client relationships
