Purpose of the Job
1. To carry out planned preventative maintenance, reactive works to building plant, equipment and systems in accordance with agreed service levels, and respond to site engineering emergencies.
2. Undertake small installation works, repairs to building fabric, and handyman duties.
3. To carry out Statutory Gas Inspections of all site Gas equipment.
4. This candidate needs to be client facing and able to work in pressurised environments.
1 Ensure that routine maintenance is carried out to all building plant, equipment and systems to meet and exceed expectations, and agreed service level agreements.
2 Respond to Building Management System alarms, and effect emergency repairs as needed.
3 Issue and ensure appropriate controls within the Permit to Work systems.
4 Ensure that Cooling Systems and domestic water systems are maintained to comply with the requirements of the L8 standard.
5 Ensure that suitable spares are available to carry out maintenance of the above plant.
6 Ensure that comprehensive maintenance records are kept in the form of PPM task sheets.
7 Ensure that Method Statements and Risk Assessments are prepared for all tasks carried out to ensure safe working practices
8 Ensure that engineering subcontractors are appropriately supervised, and comply with contractual commitments, and site operating processes.
9 To develop a good working relationship with all members of Norland Managed Services staff and clients staff.
10 Ensure the provision of a safe & healthy working environment, and ensure compliance with all Company policies and procedures, as well as client site policies, procedures and working arrangements, as required.
11 Ensure a professional image of Norland Managed Services is presented to clients and visitors, and ensure excellence in customer service is delivered and promoted at all times.
12 Ensure that professional and technical skills are maintained through a commitment to personal development and life-long-learning.
1 Accountable to Contract Manager and Area Manager.
2 The post holder does not have any directly reporting staff.
3 This post carries no direct budgetary responsibility.
4 Accountable for maintaining appropriate stocks of spares and consumables and ensuring their secure storage and controlled issue.
