ESSENTIAL DUTIES & RESPONSIBILITIES : 

Objective: To search and acquire sites which meet COMPANY requirement. 
  • Provide input to Master Planning
  • Liaise with COMPANY’S REPM and internal stakeholders to understand requirement of sites and search for them;
  • Liaise with COMPANY’S Environmental Services Project Manager and apply the environmental criteria into the process;
  • Liaise and work with other service providers as appropriate (see section “Interface & Collaboration with other service providers” for details)
  • Contact landlord/seller to solicit interest of sale/lease;
  • Value the site;
  • Provide data & information of the site to COMPANY’S REPM and internal stakeholders to prepare “Investment Proposal”. Where required, purchase utilities information (Water, Gas, Electric, etc.), environmental reports and cost to clarify water courses / aquifers;
  • Create site in SAP
  • Negotiate the terms of sale/lease with the seller/landlord; 
  • Secure Letter of Intent/Heads of Term if applicable
  • Undertake the required due-diligence, which includes title/ownership search, site inspection, planning/zoning of the land (whether use as petrol station is permissible);
  • Report progress to COMPANY regularly;
  • Upon instruction and approval from COMPANY’S REPM or other appropriately authorized COMPANY personnel who will also have satisfied themselves that all necessary due diligence has been conducted, finalise the deal and complete the necessary documentation to secure the purchase and lease of the site;
  • Where a site is not already zoned for use as a petrol station or an existing zoning consent requires alterations, apply and secure permission to operate the site as petrol stations. If this is required, a separate fee will be payable.
  • Scan and file copy documents according to COMPANY’S requirements
  • Update the COMPANY’S own IT systems (e.g. SAP REFX or TriRiga) or IT systems used to manage data (e.g. LeaseHarbour / Harbourflex / TriRiga) with changes
  • Report benefits
  • Update Project Tracking Tool with project details
QUALIFICATION : 
  • College Graduate preferably of any Business Course
  • At least 3-5 years experience for Asst Manager and 5-7 years experience  for Managers
  • Background  in Network/Site Expansion (Site Acquisition for Inline Retail Shops/Free Standing Stores, Leasing, Network Planning, Financial and Contract Negotiation) or similar experience
  • Must be willing to travel and work long hours, depending on business needs
