Role Purpose:  CBRE takes pride in its ability to transact on all types of residential investment and development opportunities, as well as providing quality economic, demographic and property research and cash flow modelling work. Snapshot of recent transactions:


This position is for a transaction oriented individual to work in the Residential Capital Markets Team, accessing capital from around the world to transact on large scale Build to Rent projects, both existing and in development phase, joint ventures, forward commitment and forward funding opportunities, and ground rent investments. 

The team covers on projects throughout the UK and provides capital market solutions to our client.  In a rapidly growing part of the market, that is bucking the trend seen in some other sectors,  this role offers the candidate an opportunity to create their niche in a key growth area of the business.
 

Key Responsibilities

The role is broad involving BTR led acquisitions, development consultancy, investment management, marketing and disposals across a variety of residential sub-sectors. Key responsibilities will include: 
o Sourcing opportunities: using internal and external personal and team network, use innovation and intuition
o Feasibility and Viability Research: acquisitions and sales based, carry out demographic and data based analysis, working with local teams and other departments, agents
o Pitch preparation and delivery
o Liaise with other professionals; internal, legal, external consultants, clients, agents, etc
o Preparation of marketing materials; hard and soft copy
o Presentations to clients and internal teams
o Check, set and adhere to appropriate compliance obligations; ie conflicts of interest
o Close transactions; meet timetables, 24 hour availability to clients, apply pressure if necessary
o Preparation and reporting to the press 

Market Knowledge and Networking: 
o collation and documenting of deals within the PRS and ground rent market; assistance in preparation of detailed quarterly and ad hoc market reports for clients
o attend PRS based forums and events to build knowledge of property market (e.g. current activity, key players, trends) and different client types, including their commercial drivers and needs
o Promoting and developing the Residential Investment team internally within CBRE

Client Care: 
o assist and lead in attendance and preparation of networking events, seminars, and other social situations with the goal of expecting personal and team network

Innovation:
o Proposing new approaches to ensure CBRE maintains competitive advantage in relation to the identification and future delivery of PRS

Personal:
o Understand own area and overall business and structure eg. brand, key clients, strategy, services, key people, revenue and profit targets
o Build a personal brand that supports CBRE’s growth aspirations in the sector

Team:
o Assist in team management; target delivery, time management, graduate recruitment, compliance, networking, etc


Person Specification/Requirements
 
  • The work will expect you to be able at, and keen to develop the following skill set:
  • Experience in development and investment, ideally but not solely focusing on residential projects in London and the South East; additional understanding on viability analysis including details on operating cost leakage, capitalisation rates, IRR, discount to OMV, construction costs, fees
  • Financial modelling expertise, adopting our established internal approach to model design and construction, and best practice processes
  • Communicate clearly and professionally, verbally and in writing
  • Promote innovation and commitment to work process improvement
  • Good interpersonal skills and ability to quickly form professional relationships with colleagues and clients at all levels of seniority
  • Ability to prioritise and co-ordinate tasks efficiently ensuring all deadlines are met
  • Maintain a positive attitude towards routine tasks with accurate and exceptional attention to detail
  • Pro-active and enjoys working autonomously and as part of a wider team, including with colleagues and clients
  • Confident and assertive where required
  • Understands and appreciates the importance of using discretion
  • Good IT skills (Microsoft Office applications, with a major focus on Excel)
  • Good communication skills, both verbally and in writing
  • A good knowledge of the development process from inception through to completion.
  • Personal authority to deal effectively with people at a senior level, both internally and externally and present CBRE’s residential vision and strategy publicly.
  • Preferred Real Estate and/or Financial experience required
