A Day in the Life - Wheel Program

"The Wheel Program offers an invaluable learning experience.  Wheel Associates are granted the opportunity to work alongside industry leaders in an array of commercial real estate disciplines.”

  - Jade Patterson

My role
I'm currently in the Asset Services rotation, which is the last of my six rotations. Every participant in the 18- month program begins with a Research Rotation, which is helpful in building a basic foundation by learning market trends, industry vernacular and familiarizing yourself with research tools that will be instrumental in the following rotations. The other required rotations are Brokerage and Consulting & Agency which educate participants on the core business of the firm and provide a basic financial comprehension of transactions. The remaining three are chosen based off of the interest of each individual participant; my other rotations were Investment Properties, Global Corporate Services, and Asset Services.

Morning
When I arrive in the morning, I check my email, calendar and review my to-do list for the day and immediately focus on projects that are more time sensitive in nature. Additionally, I check industry news and events so that I’m aware of any developments that could have an impact on our field. I complete this online by checking GlobeSt., Bloomberg and the New York Times. I will also review Tristate Today, our company’s portal, for any announcements, events or closed deals that I should be aware of.
In the morning and throughout the day, I touch base with my Rotation Manager in regards to the status or progress of current projects and potential new assignments.

Mid-day
Each rotation’s mid-day is unique and changes continually. Currently in Asset Services, the afternoons are often spent off-site. I’ve had the opportunity to sit in on construction meetings, perform building inspections and budget reviews. My work in the office complements that done off-site. Projects include drafting proposals, expense graphing, inspection reports and pursuit lists. This rotation has a ground up approach, providing operational exposure to the property, as well as a more strategic and a portfolio level view of an owner’s assets.
In Consulting & Agency the afternoons consisted of completing cost comparison analysis for clients, lease abstracts, updating surveys, drafting proposals and assisting with presentations.
In Brokerage, my rotation was spent cold-calling and email canvassing clients, assisting with presentation preparation, attending space tours and space showings.
My Investment Properties rotation included assisting the team in marketing their properties, helping with broker opinions of value, doing research on the market and new regulations, case studies and various data collection.
Global Corporate Services provided me with the opportunity to work with brokers globally on various pursuits. Assignments included a portfolio optimization project, market share and competitor analysis, rental analysis and relationship matrix projects.
In Research  I updated client information, took building photographs and completed market presentations to Senior Executives within the company.

Late Afternoon
Typically I work a 10 hour day, and I often attend industry or professional gatherings after work. These events are great for networking, which is an integral component of our business. Other evenings we have scheduled associates training sessions which provide more learning opportunities for less tenured associates at the firm.
